Position Overview

The TPM Production Manager is a high-ownership leadership role responsible for the successful execution of all Total Property Management (TPM) accounts. This role owns quality control, scheduling, production coordination, client communication, and crew development for TPM services.

This position carries real responsibility and real authority. The TPM Production Manager is empowered to make day-to-day production, scheduling, and quality decisions in the field while partnering closely with ownership, sales, and procurement.

Compensation, Growth & Benefits

Base Salary: $50,000 annually

Performance Growth Path:

  • Formal performance review at 90 days and annually thereafter

Total Property Management (TPM) Services Scope

Total Property Management (TPM) at Seeds of Change is a comprehensive, year-round service offering designed to proactively care for our clients' properties and deliver consistent, high-quality results.

TPM services include:

  • Recurring mowing
  • Recurring gardening and bed maintenance
  • Spring and fall trimming
  • Mulching of flower beds
  • Lawn care treatments
  • Tree and shrub treatments
  • Aeration and overseeding
  • Irrigation services (monitoring, scheduling, coordination of repairs)
  • Leaf Removal
  • Annual flower installation

The TPM Production Manager is responsible for ensuring these services are delivered consistently, efficiently, and to company quality standards across all TPM accounts.

Primary Focus of the Role

  • Primary: Total Property Management (TPM) accounts.

TPM quality, consistency, client retention, and crew performance are the top priorities.

Authority & Decision-Making

The TPM Production Manager is empowered to:

  • Enforce company quality standards on-site
  • Adjust schedules and routing to improve efficiency and service delivery
  • Direct crews and correct performance issues in real time
  • Resolve most client concerns in the field
  • Recommend disciplinary action, retraining, or process improvements

Strategic decisions, pricing structures, and major scope changes are handled collaboratively with ownership and sales.

Key ResponsibilitiesTPM Oversight & Quality Control

  • Oversee all TPM accounts to ensure services meet or exceed company and client standards
  • Conduct and document weekly quality control inspections
  • Communicate findings clearly to crews and clients
  • Resolve issues on-site when possible and follow up to completion

Scheduling & Production Management

  • Schedule and manage all TPM services.
  • Route jobs efficiently for crews, trucks, and equipment
  • Attend weekly production meetings to align resources and priorities
  • Build, schedule, complete, and approve jobs in the CRM (Single Ops and Gantic as required)

Project Execution & Coordination

  • Meet with sales Manager after job sales to confirm scope, expectations, and timelines
  • Coordinate with the Procurement Manager to secure materials
  • Own projects from planning through completion, ensuring budgets and timelines are met

Client Communication & Relationship Management

  • Serve as the primary point of contact for TPM clients
  • Communicate weekly schedules and service timelines
  • Provide monthly client updates outlining completed and upcoming work
  • Identify and close upsell opportunities when appropriate

Team Leadership & Training

  • Train TPM and enhancement crews on company standards, best practices, and safety
  • Coach team members to improve performance and accountability
  • Help build a culture of continuous improvement, ownership, and professionalism

  • Experience in landscape management, production management, or project management

  • Comfort using scheduling, routing, and CRM tools (or willingness to learn)
  • Must remain drug-free and align with company values and handbook
