Avita Property Management is seeking a standout Property Manager to lead day-to-day operations at River House Apartments, an upscale urban retreat located steps from the iconic San Antonio River Walk.

As part of the OTH Capital portfolio (Avita's sister investment company), River House blends luxury, walkability, and resort-style comfort in one of the city's most desirable cultural districts.

We're searching for an operator who understands how to deliver a boutique, experience-forward lifestyle—someone who can balance institutional operations with hospitality-level service, branded resident engagement, and strong B2B partnerships across the River Walk corridor.

Role Summary

The
Property Manager – River House
leads all operational, financial, brand, and resident experience functions for the community. You will oversee team performance, collaborate closely with Avita's centralized operations, and work with OTH Capital's asset management team to maintain institutional standards while delivering a warm, boutique-luxury experience.

Schedule:
Monday–Friday, 8:50 AM–6:00/6:30 PM (weekend support as needed)

Compensation:
$80,000 (DOE) + bonus

Top Candidates Will Bring

• 5+ years
  of Property Manager experience (Class A or boutique luxury preferred)
• Ability to blend
  operations, hospitality, and marketing
• Confidence engaging with residents, vendors, and the broader River Walk community
• Experience with corporate housing partnerships, B2B programs, and local employer outreach
• Strong leadership skills and ability to develop high-performing on-site teams
• Proven success driving occupancy, NOI, online reputation, and resident satisfaction
• High communication standards, strong organization, and an ownership mentality
• Creativity and willingness to design
  curated resident events
  (fitness classes, wine tastings, local partnerships, River Walk excursions, etc.)

Key Responsibilities

• Full operational oversight of
  River House Apartments
• Maintain budgeted occupancy and revenue performance
• Oversee rent collection, posting, delinquency, and reporting
• Prepare budgets, forecasts, and annual business plans
• Build and manage vendor/contractor relationships
• Approve and process all property invoices
• Recruit, train, and develop on-site leasing and maintenance staff
• Lead resident experience programming aligned with the River Walk lifestyle
• Develop
  B2B partnerships
  : local restaurants, hotels, hospitals, military, River Walk employers, etc.
• Support and host resident events that highlight the property's urban lifestyle
• Maintain exceptional curb appeal and hospitality-level service
• Walk the property regularly and ensure brand standards are met
• Collaborate with OTH Capital and Avita's centralized operations team

Tech-Enabled Operations

Experience with these systems is helpful but not required—training provided.
