Maintenance Technician / "Fix-It Hero" – Waterfront 55+ Resort-Style Community

Fort Walton Beach, FL (Downtown Waterfront – Opening in 2026)

We are a brand new conversion to a independent living community for active 55+ adults, located literally on the water in downtown Fort Walton Beach. Think boat docks, fishing pier, resort pool, hot tub, pickleball courts, shuffleboard, and a lifestyle that feels like a permanent cruise vacation.

We are converting a beautiful older waterfront property into the most exciting senior living address on the Emerald Coast — and we need an exceptional, hands-on Maintenance Technician who can keep everything running perfectly from Day 1.

This is NOT a corporate "wait-for-work-orders" job. This is an "own-the-property-like-it's-yours" role.

What You'll Do Every Day

• Be the go-to person when anything breaks — and fix it fast (plumbing, electrical, appliances, doors, locks, lighting, A/C units, etc.)
• Perform daily preventive maintenance walks and stay ahead of problems before residents ever notice
• Maintain our resort pool and oversized hot tub to crystal-clear, 5-star standards (CPO/AFO certification is a big plus – we'll pay for it if you need it)
• Keep docks, pier, outdoor furniture, shuffleboard courts, and grounds looking immaculate
• Handle minor drywall/painting, carpentry, and irrigation repairs
• Coordinate and supervise outside vendors when something is beyond in-house scope
• Respond to occasional after-hours emergencies (on-call rotation with extra pay)
• Document everything in our maintenance software (training provided)

Must-Have Skills & Experience

• 5+ years of hands-on maintenance experience (apartments, hotels, resorts, senior living, or property management)
• Strong working knowledge of electrical (120v/240v, breakers, GFCIs) and plumbing (fixtures, water heaters, PEX, PVC, drain clearing)
• Ability to troubleshoot and repair instead of just replace
• Comfort working alone and making smart decisions quickly
• Valid driver's license and clean background
• Positive, resident-friendly attitude — you'll interact with our residents daily and be part of what makes them smile

Big Pluses

• Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO)
• Experience maintaining boat docks or saltwater environments
• HVAC basics or certification
• Experience in older buildings (you know how to work with what's already there)

Pay: $ $27.26 per hour
