JOB TITLE: COMMERCIAL BUILDING MAINTENANCE SUPERVISOR
JOB LOCATION: EYDE DEVELOPMENT TOLEDO AREA
JOB SUMMARY/MISSION: The Commercial Building Maintenance Supervisor is responsible for overseeing the daily operations, maintenance, and repair of all building systems within a high-rise commercial office building. This position ensures the property operates efficiently, safely, and in compliance with all codes and regulations. This individual has extensive experience with complex HVAC systems, mechanical and electrical systems, and fire/life safety systems, along with strong leadership skills to manage and mentor maintenance personnel.

DIRECT REPORTS: COMMERCIAL MAINTENANCE TECHNICIAN
RESPONSIBILITIES/DUTIES
Building Operations & Maintenance
*Supervise and participate in the operation, maintenance, and repair of all major building systems, including HVAC, mechanical, electrical, plumbing, elevators, and fire/life safety systems.
*Oversee preventative and corrective maintenance programs to maximize equipment reliability and operational efficiency.
*Monitor and adjust building automation systems (BAS) to ensure optimal temperature control, energy efficiency, and occupant comfort.
*Conduct routine inspections of equipment rooms, tenant spaces, and common areas to identify maintenance needs and ensure compliance with standards.
* Maintain accurate logs, maintenance records, and inspection documentation in accordance with company and regulatory requirements.
Fire/Life Safety & Compliance
*Ensure the proper testing, inspection, and maintenance of fire alarms, sprinklers, emergency lighting, and related systems in compliance with local fire codes and safety regulations.
*Coordinate and conduct emergency drills and safety inspections.
*Work closely with city fire departments, inspectors, and third-party service vendors to maintain compliance and readiness.
* Responsible for tenant satisfaction
*Assign maintenance work orders and planning of where to send staff to work each day
* Obtain bids as needed for various projects and control expenses
*Oversee contractors on work being performed
* Visit locations on a regular basis to inspect building exterior, interior, and grounds to ensure quality standards of the company are met
Staff Leadership & Training
*Supervise, schedule, and evaluate a team of maintenance and engineering technicians, ensuring efficient coverage and workload distribution.
*Provide hands-on technical guidance, coaching, and professional development for staff members.
*Promote a culture of safety, accountability, and continuous improvement within the maintenance team.
*Lead regular team meetings to review priorities, safety updates, and work progress.
Vendor & Contractor Oversight
*Coordinate and oversee work performed by outside contractors, ensuring quality, safety, and adherence to project scope.
*Review and approve service tickets, work orders, and invoices for maintenance and repair work.
*Participate in contractor selection and assist with bid reviews for equipment repairs, replacements, and capital projects.
Building & Inventory
*Assist the Property Manager with annual maintenance and capital budgeting.
* Track maintenance expenses and ensure cost-effective use of materials, tools, and labor resources.
* Maintain inventory of tools, equipment, and spare parts to support efficient operations.
Emergency Response
*Serve as first responder to building emergencies, including mechanical failures, floods, and power outages.
*Participate in the on-call rotation and respond to after-hours emergencies as required.
QUALIFICATIONS AND COMPETENCIES
EDUCATION: High School diploma or GED required; technical or trade school certification preferred.
Experience: * Minimum of 7 + years of building maintenance or engineering experience in a commercial high-rise office environment, including 3+ years in supervisory or lead role.
*Proven expertise in maintaining complex HVAC and fire/life safety systems.
Technical Skills: *Proficient with Building Automation (BAS), variable air volume (VAV) systems, chillers, boilers, and air handlers.
*Strong understanding of electrical, plumbing, mechanical, and fire protection systems.
*Familiarity with computerized maintenance management systems (CMMS).
Certifications (preferred): *EPA Universal Refrigerant Certification
*HVAC license or journeyman-level trade certification
*Fire/Life Safety or NFPA-related training/certification
*OSHA 10/30-hour Safety Training
Soft Skills: *Excellent leadership, communication, and problem-solving skills
*Strong organizational and time management abilities
*Commitment to safety, teamwork, and customer service
WORKING CONDITIONS
· Full-time, on-site role: occasional evenings, weekends, or holidays required emergencies or scheduled maintenance.
· Must be able to lift up to 50 lbs. and work on ladders, roofs, or confined spaces as needed.
· This position is located within the Toledo area.
Job Type: Full-time
Pay: $ $30.00 per hour
Expected hours: 40 per week
