Unsere Hauptverwaltung liegt im Süden von Köln, das Customer Contact Center nicht weit entfernt davon in Bonn. Wir machen den Unterschied - mit außergewöhnlicher Hingabe.
Zur Unterstützung für den Bereich Operations suchen wir zum nächstmöglichen Zeitpunkt und befristet für ein Jahr einen
Senior Specialist (w/m/d) Property Management
- Kommunikation mit Vermietern: Du bist verantwortlich für den Kontakt zu Vermietern und kümmerst dich um alle Belange rund um Mietverträge, wobei du vertragsrechtliche und gesetzliche Rahmenbedingungen berücksichtigst.
- Mietvertragsmanagement: Du erstellst Mietverträge und Nachträge, verwaltest bestehende Verträge und überwachst die Ausübung von Optionsrechten oder Kündigungen.
- Facility Management: Du beauftragst Reparaturen, Wartungen und Umbauten in unseren Servicecentern und begleitest diese Maßnahmen bis zur Rechnungsstellung.
- Finanzielle Absicherung: Du beantragst Mietbürgschaften und stehst im engen Austausch mit den beteiligten Fachbereichen.
- Nebenkostenmanagement: Du prüfst und forderst gegebenenfalls Korrekturen bei Nebenkostenabrechnungen an. Zudem wertest du diese aus und identifizierst Einsparpotentiale.
- Datenbankpflege: Du pflegst und aktualisierst die Mietvertragsdatenbank.
- Projektmitarbeit: Du wirkst an bestehenden und neuen Projekten rund um unsere Standorte mit.
Du bringst mit:
- Ausbildung und Qualifikation: Du hast eine immobilienspezifische Ausbildung (z.B. Kaufmann/-frau für Immobilien) mit entsprechender Weiterbildung oder ein Studium der Betriebswirtschaft oder einer ähnlichen Fachrichtung mit Schwerpunkt Immobilienmanagement abgeschlossen.
- Berufserfahrung: Du verfügst über mindestens dreijährige Berufserfahrung in einer vergleichbaren Position.
- IT-Kenntnisse: Du hast gute Kenntnisse in den gängigen Office-Anwendungen.
- Projektmanagement: Grundkenntnisse im Projektmanagement sind von Vorteil, um abteilungsinterne und abteilungsübergreifende Projekte zu unterstützen.
- Kommunikationsstärke: Du trittst verhandlungssicher gegenüber Vermietern und Dienstleistern auf.
- Kundenorientierung: Du handelst kundenorientiert, auch im internen Kontakt.
- Arbeitsweise: Du arbeitest strukturiert und selbstständig mit einer ausgeprägten Lösungsorientierung
