The Facilities Supervisor position is a Full time, Regular position.
Main Responsibilities- Determine daily and projected maintenance needs of facilities.
- Maintain accurate records of maintenance programs and building systems.
- Identify cost-reduction strategies and operational improvements.
- Foster an ethical, inclusive, and safe work environment.
- Guide Facilities Engineer in asset performance optimization.
- Lead building system operations: HVAC, electrical (normal/emergency), plumbing, irrigation, fire alarm, CCTV, elevators, etc.
- Assist in supervising subcontracted services and ensure compliance with service agreements.
- Supervise the work of technical staff assigned to buildings.
- Execute work orders per instructions from the Facilities Manager.
- Develop and implement maintenance quality control programs.
- Ensure high levels of customer satisfaction and service responsiveness.
- Oversee procurement in accordance with company policies.
- Train and supervise technical and non-technical personnel.
- Monitor tenant improvements to ensure lease and building standard compliance.
- Develop weekly work plans for subcontracted teams.
- Respond to facility, tenant, or security emergencies, including after-hours.
- Maintain inventory of parts, tools, and equipment.
- Propose process automation and operational efficiency strategies.
- Enforce safety compliance for all personnel and contractors.
- Comply fully and consistently with the Company's standards, policies, and procedures and the local and federal laws applicable to our industry, business, and employment practices.
- May perform other duties and responsibilities as assigned, in accordance with the education and experience requirements contained in this document.
- High school diploma, equivalency, or technical degree.
- 5+ years of maintenance experience and 2+ years of team leadership experience.
- Demonstrate strong leadership and team productivity focus.
- Read and interpret technical drawings and plans.
- Apply OSHA regulations in daily work.
- Implement and monitor budget goals.
- Exhibit analytical and numerical reasoning.
- Understand electrical, mechanical, HVAC, and plumbing systems.
- Possess knowledge of commercial/industrial building operations.
- Communicate effectively in writing and verbally.
- Perform under pressure and collaborate as part of a team.
- Prioritize tasks, manage time, and make decisions in alignment with leadership.
- Support the development of Standard Operating Procedures (e.g., Hot Work, Fire Impairment, Evacuation Plans).
- Experience utilizing Microsoft Office products (MS Word, Excel, and Outlook).
- Bilingual (writing, conversational and reading comprehension in English and Spanish).
- The noise level in the work environment is usually moderate to high, depending on building systems operation and maintenance activities.
- Will operate computers, building automation systems, diagnostic tools, and modern office equipment.
- Works both indoors in office and facility areas and outdoors during inspections or maintenance activities.
- Ability to work in a fast-paced environment with flexible hours, including evenings or weekends, depending on operational or emergency needs.
- Occasional offsite visits may be required for inspections, contractor meetings, or training.
- Ability to stand, walk, and climb stairs or ladders for extended periods during inspections and maintenance activities.
- Regular use of hands and arms for operating tools, handling equipment, and managing documentation.
- Occasional lifting and carrying of tools, materials, or equipment, typically up to 50 pounds.
- Strong visual and auditory skills are essential to monitor facility operations, ensure safety compliance, and communicate effectively.
