Leasing Consultant With LIHTC

Job type: Full-time

Reports to: Property Manager LIHTC

Education level: High school diploma or equivalent LIHTC certified

Position overview: As a Leasing Consultant with LIHTC, you will be responsible for interviewing prospective residents with the purpose of determining resident needs and qualifications for renting in the community.

Main duties and responsibilities:

  • Answer the phone; maintain organized and proper filing systems, etc.
  • Perform all sales and leasing activities.
  • Prepare lease paperwork.
  • Tour the community & vacant apartment homes, knowledge of community floor plans.
  • Run daily reports as needed.
  • Conduct property tours and follow up with all prospects in a timely manner in accordance with Company policy.
  • Responsible for marketing, leasing and maintaining positive resident relations.
  • Prepare application packets and maintain an adequate on-hand supply.
  • Provide accurate information on the different features of properties.
  • Ensure renewal process is completed according to Company policy.
  • Maintain a professional, courteous manner with all residents, vendors, contractors and fellow employees.
  • Responsible for maintaining and updating Leasing and Property Information Handbook and Advertising Log Book.
  • Explain lease and all appropriate addenda to new resident.
  • Distribute newsletters, flyers and resident notices.

Skills and qualification:

  • Excellent written and verbal communication skills.
  • Stellar track record of tax credit leasing experience.
  • Working knowledge of; Microsoft Office Suite, Property Management software (i.e. One-Site, Real Page).
  • Proficiency in using the internet for marketing, including Craig's List, Google and other search engines.
  • Enthusiastic and professional customer service.
  • Fully informed of current rental rates, sizes, locations and all amenities of property.
  • Ability to read and interpret policies and guidelines in order to make sound decisions.
  • Knowledge of mathematics sufficient to perform calculations required for summarizing rent collections, making deposits, and for rent adjustments.

Experience:

  • At least 6 months affordable multifamily industry experience is a must.
  • Previous tax-credit experience - PLUS.

Compensation and benefits: Basic salary with a transparent commission structure.
