Mobile Building Engineer Responsible for ensuring the efficient operation and maintenance of all HVAC, mechanical, electrical, and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, day‑to‑day preventive and corrective maintenance, painting, and light housekeeping for assigned properties. Required Qualifications Valid driver’s license. EPA Universal Certification. Strong knowledge of HVAC systems and building operations. High School Diploma or GED equivalent; graduate of an apprenticeship program or trade school preferred. 3+ years of related experience operating mechanical, electrical, and plumbing systems in a commercial property setting. Relevant trade license or permit (e.g., Journeyman or Master Electrician, City Licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator). May also need Universal Technician certification for CFC’s depending on market requirements. Valid driver’s license with good driving record, periodic checks as applicable. Basic computing skills in Outlook, Excel, and Word. Experience in operation, maintenance, and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc. Knowledge of energy management systems, techniques, and operations. Ability to work extended periods of time without relief during priority/emergency situations; shift work and/or on‑call duties may be required. Essential Functions and Responsibilities Perform all plumbing, electrical, or HVAC requirements of the building(s). Maintain heating and cooling equipment: DX units, pumps, fan coil units, VAVs, air distribution systems, light commercial package units, and split system units. Monitor and adjust all mechanical equipment to provide a comfortable environment (controls, valves, thermostats, diffusers, etc.). Verify field conditions and perform necessary repairs or adjustments. Monitor energy management. Repair doors, ceilings, hand railings, floors, and other general repairs, adjustments, and installations on the properties. Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.). Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations, and industry best practices: Changing filters. Cleaning coils. Flushing condensers. Lubricating fans/motors, pumps, and motor bearings. Inspecting and adjusting belts. Replacing motors, aligning pulleys and shafts. Monitoring condensers and evaporators.
Perform scheduled inspections and routines as directed. Inspect electric rooms, IT rooms, backup generators, fire pumps, sump pumps, and ejector pumps when applicable. Check emergency exit signs and lights; ensure clear access to emergency stairs and exits. Replace lamps, light fixtures, signage; verify rooms are clean and clear of obstructions. Perform additional fire and life safety inspections per NFPA, local jurisdiction, C&W standards, and building protocol. Document and report activities to supervisor. Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns. Comply with all applicable codes, regulations, governmental agency directives, and company directives related to building operations; practice safe work habits. Complete all required C&W Safety Training annually. Comply with C&W Uniform Dress Code and maintain a neat, clean appearance while on property. Work Environment This role operates in a professional office environment and routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties is required, with varying weather conditions. Physical Demands Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices. Must crouch, reach, flex the waist or legs to install/move equipment. Should be able to read and understand information presented orally and in writing, and use vision to read printed material, drawings, or schematics. Compensation for this position ranges from $28.90 to $34.00 per hour, depending on location, date of hire, hours worked, job type, and collective bargaining agreements. The company will not pay less than minimum wage.
