divh2Leasing Consultant/h2pUnder the supervision of the Community Manager, Leasing Manager, and/or Assistant Manager, the Leasing Consultants primary responsibility includes interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases. In this position, Leasing Consultants are the communitys most important personnel as they can determine how well a community does in a very competitive marketplace. Specific training for leasing consultants centers on Fair Housing, closing techniques, and overcoming objections./ppProvide excellent service to all residents, prospects and visitors to the community/ppEffectively lease apartments in accordance with budget guidelines/ppFollow Fair Housing Standards in all dealings with prospects and residents/ppConduct outside marketing under the direction of the Assistant Manager and the Community Manager/ppCoordinate the application review for each lease including credit and income verifications and background checks/ppComplete lease packets and files for each resident to include the lease, all addendums and other proper documentation and signatures/ppEnsure the condition of leased apartments prior to move-in, including a final inspection/ppFollow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents/ppHigh School diploma or General Education Degree (GED); Bachelors Degree preferred/ppThree to six months related experience and/or training Equivalent combination of education and experience/ppProfessional and enthusiastic demeanor resulting from sales, leasing, marketing or customer service experience/ppAble to demonstrate a positive attitude and to enthusiastically and effectively communicate the benefits of the apartment community to prospective students, their parents, and university personnel/ppExcellent customer service, sales and negotiation skills/ppGood communication and listening skills/ppAble to speak effectively before groups of customers or employees of organization/ppAble to read and understand lease documents/ppAble to be an effective team player and interact well with others/ppOrganized and detail-oriented/ppPatient, even-tempered and works well under pressure/ppAble to read and interpret documents such as safety rules, legal correspondence, and procedure manuals/ppAble to write routine reports and correspondence/ppAble to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals./ppAble to compute rate, ratio, percentage, discounts, and pro-rations/ppAble to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form/ppEffective time management skills/ppAble to maintain confidentiality/ppAble to follow directions from a supervisor/ppAble to understand and follow posted work rules and procedures/ppAble to accept constructive criticism/ppAble to work weekends or overtime as job requires/ppKnowledgeable in Microsoft Word and Excel/ppKnowledge in Entrata preferred/ppWork is performed in an office, sedentary setting or outdoor environment; Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; and to verbally communicate to exchange information.
