Chief Financial Officer

Overview

• U Storage Management (USM) is seeking a hands-on Chief Financial Officer (CFO) to lead all financial operations across a growing platform of self-storage facilities and property management entities.
• This role combines executive leadership with practical financial execution. The CFO will oversee accounting, cash flow, banking, debt and refinancing, insurance, tax compliance, financial systems, and operational financial performance. The role works closely with ownership, operations managers, and leadership to support profitability, scalability, and long-term financial health across both storage and property management operations.

Key Responsibilities

Financial Leadership & Strategy

• Lead financial planning, budgeting, forecasting, and long-term financial strategy
• Improve cash flow, profitability, and net operating income (NOI)
• Provide clear financial insight to ownership and leadership to support decision-making
• Support acquisitions, refinancing, and capital planning initiatives

Accounting, Reporting & Compliance

• Oversee all accounting functions across all entities, including financial reporting and controls
• Ensure accurate and timely financial statements
• Oversee all tax reporting and payments, including payroll, sales, and property taxes
• Maintain strong internal controls, financial policies, and procedures

Cash Flow, Banking & Capital Management

• Manage daily and long-term cash flow across all entities
• Maintain and manage banking relationships
• Lead lender communications and financial reporting
• Oversee debt structures, refinancings, loan compliance, and covenant tracking
• Evaluate capital structure and liquidity needs

Risk, Insurance & Contracts

• Oversee insurance programs, renewals, and claims
• Evaluate and monitor contracts and vendor agreements
• Identify and manage financial and operational risk

Operations & Collaboration

• Collaborate closely with operations managers to improve efficiency, margins, and financial performance
• Support operational decision-making with financial analysis and insight
• Oversee retail inventory purchasing, tracking, and loss control related to storage operations

Systems, Process & Infrastructure

• Implement, manage, and improve financial, payroll, HR, and related systems
• Maintain financial and operational policies and procedures
• Support new location launches, entity setup, and financial infrastructure

People Leadership

• Lead and develop the finance team, including accounting, accounts payable, payroll, and HR team members
• Partner with HR leadership on staffing, payroll oversight, and organizational planning
• Foster a culture of accountability, accuracy, and continuous improvement

Qualifications & Experience

• Prior experience as a CFO or Controller preferred
• Strong accounting background; CPA or equivalent accounting experience preferred
• Experience overseeing multi-entity financial structures
• Sage Intacct experience preferred
• Real estate, storage, or property management experience preferred
• Strong understanding of cash flow management, banking, debt, and refinancing
• Ability to translate financial data into clear, practical insights
• Hands-on, collaborative leadership style

Compensation & Benefits

• Base Salary: $75,000 – $100,000 (depending on experience)
• Performance Bonus: $15,000 – $30,000
• PTO: 10 days annually
• Paid Holidays: 7 per year
• 401(k): 2% company match
