OverviewThe Maintenance Technician is a professional with a practical mind and attention to detail. The Maintenance Technician is responsible for ensuring maintenance repairs are completed in a timely manner to ensure resident satisfaction and safety in alignment with procedures and service level agreements.
Essential Duties and Responsibilities- Customer Service
- Act with integrity and demonstrate support for our core values.
- Maintain an overall focus on enhancing the resident experience.
- Provide timely written and verbal communication to residents on work order status.
- Demonstrate and maintain professional relationships with internal team members, direct reports, leadership, and vendors.
- Provide exceptional customer service when interacting with residents and vendors.
- Courteous and prompt communication with team members and management.
- Maintenance
- Respond promptly and professionally to meet the 24-hour repair response standard.
- Perform general and specialized maintenance requests including minor plumbing, electrical, HVAC, carpentry, and renovation repairs.
- Perform daily mechanical, electrical, plumbing, and HVAC system inspections and maintain logs and escalated deficiencies.
- Assist with maintaining the monthly compliance checklist to ensure RentSafe standards are aligned.
- Assist with building common area daily walks and proactively address deficiencies to ensure safety and condition of amenity spaces.
- Provide on-call support for after-hours site emergencies on a rotating schedule.
- Assist with escalating small projects to external vendors and oversee progress and completion to meet quality and timelines.
- Ensure proper workflow for all maintenance work orders and compliance with Joint Health and Safety Committee (JHSC) protocols.
- Assist with maintaining supplies and equipment inventory.
- Utilize technology to drive productivity and continuous improvement for maintenance service delivery.
- Complete maintenance logs and ensure accuracy and compliance to company policy.
- Other duties as required.
- Health & Safety
- Ensure all vendors and contractors comply with health and safety legislation and policy, and address infractions or hazardous conditions.
- Follow PPE and health and safety regulations and procedures in compliance with applicable laws.
- Ensure compliance with relevant legislation including the Residential Tenancies Act, Employment Standards Act, Fire Code, and Ontario’s Occupational Health and Safety Act.
- Administration and Reporting
- Document and report all maintenance work order records electronically via Resident APP in a timely manner.
- Detail work completion or if outside contractor work is required to complete the maintenance work order.
- Assist with submitting maintenance-related purchase orders for parts, supplies, and services.
- Assist with open invoice reports for maintenance-related items and services.
- Skilled in repair and maintenance of building systems, including minor plumbing, electrical, mechanical, HVAC, and renovation repairs.
- Self-starter with initiative, agility, flexibility, and professionalism.
- Exceptional written and verbal communication and interpersonal skills.
- Intermediate knowledge of MS Office.
- Ability to work with a diverse group of people while being culturally aware.
- Ability to work flexible hours, including on call.
- High school diploma.
- Skilled in repair and maintenance of building systems as described above.
- College diploma or trades certification in a relevant field.
- Basic knowledge of Yardi.

- Regularly climb and descend stairs and ladders.
- Regularly lift, carry, and move up to 50 pounds.
- Vision requirements include close and distance vision and depth perception.
