We are seeking a dynamic and highly experienced Site Manager - Project Manager to take ownership of multiple projects across residential sectors. This is a pivotal leadership role, responsible for driving projects from concept to completion — ensuring delivery on time, within budget, and to the highest quality standards.


You will act as the central link between clients, consultants, subcontractors, and internal teams, balancing technical expertise with strong commercial acumen and people leadership.


Key responsibilities & qualifications

  • Renovation projects typically ranging from €150k to €1.5m
  • 19 live projects managed concurrently at different stages
  • Lead and manage multiple construction projects from planning through to handover
  • Develop detailed project programmes and ensure milestones are achieved
  • Proactively identify risks and implement solutions to avoid delays or cost overruns
  • Oversee budgets, procurement schedules, and cash‑flow forecasts
  • Negotiate effectively with contractors, suppliers, and consultants
  • Coordinate with architects, engineers, and consultants to resolve design/technical issues
  • Ensure compliance with Health & Safety legislation and company protocols
  • Motivate and manage site teams and subcontractors to maintain performance standards
  • Act as the primary point of contact for clients, providing clear communication and updates
  • Maintain accurate documentation and deliver progress reports to senior management
  • Based in Dublin or within commutable distance
  • Minimum 10 years’ experience in construction, including site and project management
  • Proven track record of delivering projects on time and within budget
  • Strong knowledge of Irish construction standards and regulations
  • Expertise in cost control, valuations, variations, procurement, and cash‑flow management
  • Solid understanding of construction contracts and ability to act as Contract Administrator
  • Excellent negotiation, leadership, and communication skills
  • Highly organised, adaptable, and able to manage multiple priorities
  • Full Irish driving licence
  • Degree in Construction Management or related discipline (preferred but not essential xcfaprz with significant experience)
  • Microsoft Excel: Cost tracking, forecasting, reporting
  • Microsoft Project: Programme creation and management
  • AutoCAD (or similar): Reviewing and marking up drawings
