About the Role

The Construction Project Manager II (PM2) is a project leader responsible for delivering complex, high-value projects with a focus on financial performance, operational excellence, and client retention. In addition to full project ownership, PM2 provides mentorship to PM1s, drives execution consistency, and partners closely with estimating and leadership to support scalable growth.

Project Planning & Coordination

  • Manage multiple remodel/refresh projects simultaneously across various locations.
  • Own end-to-end delivery of complex remodel, refresh, and build-out projects from award through closeout.
  • Serve as escalation point for schedule, cost, quality, and contractor performance issues.
  • Ensure projects are executed safely, on schedule, within scope, and at or above target margin.

Financial & Risk Management

  • Develop and manage project budgets, forecasts, and cost controls.
  • Proactively identify risks, margin erosion, and change opportunities, lead change order strategy.
  • Review and validate contractor proposals, estimates, and change pricing.
  • Ensure all client billing for projects is complete and accurate per RTS/SOP

Client & Stakeholder Management

  • Act as primary client contact for assigned projects, building trust and repeat business.
  • Lead client meetings, progress reviews, and issue resolution.
  • Ensure all contractual obligations and client standards are met or exceeded.
  • PM IIs are expected to be onsite as needed to lead complex project execution, client-facing meetings, and risk resolution.

Team Leadership & Development

  • Mentor and support PM1s through delegation, coaching, and structured oversight.
  • Review PM1 schedules, reports, estimates, budgets, and closeout documentation for accuracy and quality.
  • Reinforce standardized PM processes, tools, and reporting cadence.

Preconstruction & Estimating Collaboration

  • Partner with Estimating during preconstruction, scope review, and project handoff.
  • Support estimating accuracy by providing execution feedback and lessons learned.

Experience & Skills

  • 5+ years of construction project management experience (retail, healthcare, or veterinary preferred)
  • Strong financial insight and change management skills
  • Proven leadership and mentoring capability
  • Strong understanding of construction means, methods, and sequencing, with proficiency in MS Project, Procore, Bluebeam Revu, advanced Excel, and the review of bid and contract documents.
  • Ability to manage multiple complex projects simultaneously

Additional Responsibilities

  • Serve as the primary contact for afterhours work order escalations for your projects
  • Review lessons learned and ensure similar issues/concerns/escalations/delays are not reoccurring
  •  Seek escalation support for projects by bringing issues to the management team as needed to avoid delays and ensure the client receives service at the highest level possible.
