The Construction Manager is responsible for managing residential and commercial reconstruction projects from post-contract execution through final completion. This role focuses on delivering projects on time and within approved insurance scope by coordinating subcontractors, managing schedules, securing permits, overseeing quality control, and ensuring a smooth customer experience throughout the construction process.
Responsibilities
Project Execution & Workflow Management
- Manage projects from contract execution through construction completion and closeout.
- Review repair specifications, insurance scopes, and project documentation to confirm construction readiness.
- Coordinate mitigation handoff, environmental clearance, and demolition readiness where applicable.
- Establish project start timelines and sequencing of trades.
Subcontractor & Trade Management
- Source, onboard, and manage subcontractors across required trades.
- Execute subcontract agreements and work authorizations.
- Coordinate trade scheduling and jobsite sequencing.
- Monitor subcontractor performance for quality, budget adherence, and timeliness.
- Resolve trade conflicts and performance issues as they arise.
Permitting & Compliance
- Coordinate permit applications, inspections, and municipal requirements.
- Work with internal permitting staff and outside architects/engineers when required.
- Ensure all work complies with local building codes and regulatory standards.
Scheduling & Project Controls
- Develop and maintain project schedules.
- Communicate timelines and updates to customers and internal stakeholders.
- Prioritize projects based on displacement status, insurance deadlines, and operational capacity.
- Proactively identify delays and implement recovery plans.
Customer & Stakeholder Communication
- Serve as the primary construction point of contact for homeowners.
- Set expectations regarding schedule, selections, and construction milestones.
- Address customer concerns and resolve issues promptly.
- Coordinate with public adjusters, insurance carriers, and mortgage companies as needed during construction.
Jobsite Oversight & Quality Control
- Conduct routine site visits to monitor progress and workmanship.
- Ensure adherence to repair specifications and building standards.
- Document progress with photos, notes, and reporting tools.
- Enforce jobsite safety and cleanliness standards.
Project Closeout
- Confirm punch list completion and customer satisfaction.
- Secure final inspections and certificates of completion.
- Coordinate project closeout documentation.
- Support final billing, depreciation recovery, and mortgage endorsement processes where required.
Emergency & On-Call Response
- Participate in emergency response rotation for fire, water, or storm losses.
- Assist with initial site stabilization coordination when construction expertise is required.
Minimum Qualifications
- 5β10+ years of experience in residential or insurance restoration construction management.
- Strong knowledge of subcontractor-driven project delivery.
- Experience managing fire and water damage reconstruction projects preferred.
- Familiarity with insurance claim repair processes and scope execution.
- Working knowledge of building codes, permitting, and municipal inspections.
- Proficiency in project management software and Microsoft Office.
- Valid driverβs license and ability to travel to job sites.
