The Opportunity:
The Regional Leasing Manager is responsible for driving leasing performance across BGO Living's Western Canada portfolio, encompassing British Columbia, Alberta, and Manitoba. This role provides strategic and hands-on leadership to leasing teams while working in close partnership with on-site property teams, National Marketing, National Leasing, Revenue Management, and Operations.
The Regional Leasing Manager owns marketing enablement tactics for the portfolio, ensuring leasing insights, market intelligence, and on-site realities are translated into targeted, effective marketing initiatives that drive leads and convert demand into results. This role connects data, strategy, and execution to support occupancy, revenue growth, and retention.
Key Responsibilities
Leadership & Property Team Collaboration
- Lead, coach, and develop Leasing Consultants across a geographically dispersed portfolio.
- Work closely with Property Managers and Operations teams to ensure leasing strategies align with site-level execution, suite readiness, and resident experience.
- Foster strong collaboration and shared accountability between leasing and property teams.
- Act as a liaison between leasing, property operations, marketing, revenue management, and asset management.
- Support property teams during lease-ups, portfolio transitions, staffing changes, and performance challenges.
- Set clear performance expectations and conduct regular reviews, coaching, and development planning.
Leasing Strategy & Revenue Performance
- Drive portfolio-wide leasing performance to achieve occupancy, absorption, and rent roll targets.
- Partner with the National Leasing Manager and Revenue Management on pricing strategies, incentives, and renewal approaches.
- Actively participate in weekly revenue management calls, contributing market intelligence and performance insights.
- Ensure leasing goals reflect real-time operational conditions at each property.
- Support leasing teams in lease negotiations, escalations, and exception management.
- Own and execute resident renewal strategies in partnership with property teams to support retention and revenue stability.
Marketing Enablement & Leasing Activation (Ownership)
- Own marketing enablement tactics for the Western Canada portfolio, ensuring leasing insights are translated into clear, property-level marketing priorities.
- Partner closely with Marketing to define campaign objectives, property focus, timing, and performance expectations based on leasing and occupancy needs.
- Translate leasing performance data, market trends, and on-site feedback into actionable campaign briefs and activation plans.
- Ensure leasing and property teams are operationally prepared to convert marketing-driven traffic into leases.
- Evaluate marketing effectiveness through leasing outcomes such as traffic quality, conversion rates, absorption, and rent growth.
- Support and execute leasing-focused initiatives including promotions, open houses, local outreach, and B2B leasing activities.
Portfolio Performance & Market Intelligence
- Analyze portfolio-wide leasing performance including occupancy, absorption, turnover, traffic, conversion trends, and rent growth.
- Identify underperforming assets or market segments and develop targeted leasing and marketing enablement action plans.
- Maintain strong knowledge of Western Canadian rental markets, including competitor activity, pricing strategies, incentives, and absorption trends.
- Collaborate with property teams to validate data accuracy and incorporate local market nuance into decision-making.
- Provide clear, actionable guidance to leasing teams based on performance insights.
Administration, Reporting & Executive Communication
- Collect, analyze, and distribute weekly and monthly leasing reports.
- Prepare executive-ready reports and presentations for senior leadership and cross-functional stakeholders.
- Ensure alignment between leasing performance reporting and property-level operational reporting.
- Maintain oversight of Availability Reports, Daily Traffic Reports, leasing schedules, and related documentation.
- Champion continuous improvement in how leasing and marketing performance data is captured, analyzed, and applied.
Qualifications & Experience
Education & Experience
- Proven experience leading leasing or sales teams within multi-residential rental housing.
- Experience managing leasing performance across multi-property portfolios.
- Demonstrated success using data and market insights to drive leasing outcomes.
- Strong background partnering with property operations and marketing teams.
- Bachelor's degree in Business, Marketing, Real Estate, or a related field.
- Management level leasing/sales experience required.
- Alberta Property Management Licence (RECA) and BC Rental Property Management Licence (BCFSA) considered an asset.
- Minimum 7 years of experience in residential property management, leasing strategy, or real estate analytics.
- Experience with multi-property portfolios and an understanding of market dynamics influencing leasing and retention.
- Technical Skills
- Advanced proficiency in Excel and PowerPoint for data analysis and presentation.
- Familiarity with Yardi, RentCafe, and marketing analytics platforms (Google Analytics, CRM dashboards).

The Expected Base Pay Range: $70, $85, The Base Pay range is for the primary location for which the job is posted.
