We are currently seeking a Senior Estimator to Join our Construction team
Troika is seeking a highly experienced, strategic, and detail-driven Senior Estimator to lead the development of accurate, well-structured, and strategically informed cost plans across our construction portfolio. The Senior Estimator will act as a strategic advisor to leadership and project teams, shaping bid strategy, procurement approach, risk mitigation, and constructability throughout the full preconstruction lifecycle. The Senior Estimator will support projects ranging from $20M to $100M+ across mixed-use, multifamily, and commercial developments. This role is accountable for ensuring that all estimates align with project scope, execution strategy, market conditions, and Troika's standards for quality, consistency, and accountability. This position blends estimating expertise with systems development, requiring a hands-on approach to building scalable processes, and supporting informed decision-making from land acquisition through project turnover
Key Responsibilities
Estimating & Cost Planning
Prepare conceptual, schematic, design development, and hard-bid estimates across multifamily, mixed-use, and commercial projects.
Perform detailed quantity takeoffs, pricing, cost analysis, and value engineering.
Develop and maintain accurate cost databases, unit rates, and historical pricing.
Lead cost planning from early feasibility through final tender or negotiated pricing.
Provide budgeting input during land acquisition and early development feasibility stages.
Support design development, cost planning and ongoing budget alignment.
Preconstruction Strategy & Bid Leadership
Lead bid strategy sessions with senior leadership.
Support market positioning and competitive pricing strategies.
Develop and implement trade procurement strategies.
Lead trade partner selection and subcontractor engagement.
Support GMP, negotiated, and design-assist delivery models.
Conduct scope gap analysis and manage bid leveling.
Develop and maintain risk registers for major projects.
Provide input on contract type strategy (lump sum, GMP, design-build).
Constructability & Risk Management
Perform constructability reviews at all design stages.
Provide sequencing, logistics, and methodology input during preconstruction.
Identify cost risks, schedule exposures, and execution challenges.
Recommend mitigation strategies to protect budgets and timelines.
Leadership & Estimating Function Development
Act as the lead estimator for the organization, overseeing all preconstruction and estimating activities.
Mentor and support project staff involved in cost planning.
Lead estimating reviews and bid preparation across multiple concurrent projects.
Build and maintain standardized estimating procedures, templates, and cost libraries.
Support the growth and structure of the estimating function in alignment with Troika's construction pipeline.
Process Development & Strategic Support
Establish and maintain estimating standards, procedures, and workflows.
Develop bid calendars, templates, and estimating tools.
Create scalable estimating systems to support company growth.
Support leadership with budgeting, forecasting, and feasibility analysis.
Provide preconstruction support to project managers during project turnover.
Collaboration & Communication
Work closely with investments, development, project management, site teams, and senior leadership to align estimates with execution strategies.
Participate in client meetings, subcontractor negotiations, and pre-award reviews.
Present estimates, risk analysis, and bid strategies to internal and external stakeholders.
Ensure alignment between estimate scope, contract scope, and project execution plans.

Qualifications And Requirements
Minimum 10+ years of estimating experience in construction, with demonstrated involvement in $20M–$100M+ projects across multifamily, mixed-use, commercial, or industrial sectors.
Proven experience acting as the lead or sole estimator, managing multiple bids and preconstruction efforts simultaneously.
Strong understanding of construction methods, materials, sequencing, cost drivers, and value engineering strategies.
Experience supporting projects from early feasibility and design development through tender, contract award, and project turnover.
Working knowledge of lump sum, GMP, design-build, and negotiated contract structures.
Experience establishing, improving, or leading estimating processes, systems, and cost databases.
High level of accuracy, analytical thinking, organization, and time management, with the ability to present estimates and strategies to internal and external stakeholders.
Technical Skills
Proficiency with industry estimating software (e.g., ProEst, Destini, Sage, PlanSwift, or equivalent).
Proficiency with Procore.
Advanced Excel-based cost modeling skills.
Experience with BIM or model-based quantity takeoffs is considered an asset.

Rate Of Pay
$100,000 -$130,000 per annum (actual salary offered will be commensurate with education and experience).
