POSITION: BUILDING OPERATOR

REPORTS TO: OPERATIONS MANAGER (and PROPERTY MANAGER)

SUMMARY DESCRIPTION OF ROLE

SPECIFIC ASSET(S):OFFICE PORTFOLIO – 1122 – 4 th Street SW with coverage at 340 – 12th Avenue SW 435 – 4 th Avenue SW, 635 – 8 TH AVENUE SW, and additional coverage to suburban office, retail and industrial portfolio as needed (On-Call basis)

The Building Operator is responsible for the daily building operations tasks including preventative maintenance, corrective maintenance, tenant requests and other building maintenance tasks. The Building Operator represents the company in enhancing tenant and customer satisfaction and maintaining positive relations in a professional manner and presents an acceptable appearance.

KEY RESPONSIBILITIES

  • Perform daily property inspections at designated properties, arrange for repairs and maintenance as necessary.
  • Complete weekly, monthly, quarterly and annual Preventive Maintenance tasks on HVAC, plumbing, fire life and safety systems.
  • Respond to service calls through the Building and Tenant Service portal, ANGUS Anywhere and YARDI Elevate – Facility Management , in a timely, efficient and effective manner.
  • Set up and maintain all preventative maintenance programs for the designated portfolio.
  • Assist Operations Manager and Senior Property Manager with the preparation of annual operating and capital expenditure budgets including operational input and gathering quotations as required.
  • Assist in maintaining and being proactive with the operating cost budget to keep within budget restraints.
  • To be available for on-call / standby and emergency call out as required and as per the rotational schedule.
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the Operations Manager in a timely manner to limit exposure to liability and loss.
  • Ensure service contracts are enforced, service levels are achieved, and contractors are adequately supervised when on site.
  • Be familiar with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety and ensure all equipment and systems are operational in a safe and efficient manner and are incompliance with all applicable government codes and regulations.
  • Submit all expenses with details on a monthly basis.
  • Ensure all vendors/contractors have the correct legal name and billing information for each of the properties.
  • Ensure properties are maintained, clean and presentable for leasing tours.
  • Assist Leasing with access to the buildings when required.
  • Tasks as assigned by the Operations Manager.
Requirements

EDUCATION, EXPERIENCE AND SPECIALIZED SKILLS

  • Physical and intellectual ability to complete basic repairs and maintenance with a strong knowledge of building operations and troubleshooting of building systems, including but not limited to: HVAC, Electrical, Plumbing, Automation, Life Safety, Building Envelope.
  • 5th Class Power Engineer certificate (ABSA).
  • 5+ years in a building operator role.
  • Ability to read construction and tenant plans (architectural, mechanical, electrical and structural).
  • Strong knowledge on pneumatic and DCC controls systems.
  • High level of professionalism including appearance and grooming.
  • Ability to lead and direct others in a team environment.
  • Ability to maintain confidentiality.
  • Analytical and problem-solving skills.
  • Familiarity on High/Medium rise building systems, Retail and Industrial.
  • Decision making skills. Ability to resolve problems using facts and sound reasoning. The ability to use logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change.
  • Ability to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; self motivated and professional.
  • Attention to detail and high level of accuracy.
  • Very effective time management and organizational skills.
  • Ability to work under little supervision, express individual thinking and be proactive.
  • Valid 5 th Class Alberta drivers license with a clean driver abstract.
  • Knowledge on Fire, Life and Safety system, including and not limited to: Fire Panels, Sprinkler systems, Emergency Generator, Fire Pump, Pull stations and smoke detectors.
  • Proficient computer skills including Microsoft Office 365 (SharePoint, OneDrive, Teams, and Office suite).
