About
Third Space is seeking a Project Manager to join our Construction Team. This role will be responsible for leading the day-to-day delivery of construction projects and working collaboratively with our partners to ensure development objectives are achieved. The successful candidate will bring the technical knowledge, field experience, and leadership expertise required to engage directly with design professionals, consultants, contractors, and trade partners to drive coordinated execution of the work.
The Project Manager will be accountable for planning, coordinating, and the safe delivery of construction activities in alignment with the construction documents, Third Space values, approved schedules, and project budgets. This includes active involvement in sequencing, site coordination, quality control, and issue resolution throughout the construction lifecycle.
This role will work closely with the Director, Construction and will play an integral role in translating development intent into efficient, buildable outcomes on site.
Key Responsibilities:
- Promote and lead a strong safety culture on site, ensuring all construction activities are planned and executed in accordance with applicable health and safety legislation and Third Space standards.
- Support Third Space's commitment to delivering net-zero buildings by leading the evaluation and implementation of innovative construction materials, systems, and methodologies.
- Manage all aspects of construction delivery from pre-construction through close-out, including design coordination, QS budgeting, permitting, construction execution, and post-construction turnover.
- Develop and maintain detailed project schedules from early planning through construction completion, incorporating constructability, trade sequencing, and labour considerations.
- Actively participate in the procurement process, including defining bid scopes, evaluating tenders, writing and administering subcontractor and supplier agreements, and managing trade performance.
- Review construction documents for constructability, sequencing, schedule impacts, and cost implications, proactively identifying risks and opportunities prior to and during construction.
- Works collaboratively cross functionally in particular with our in house Development, Property Management & Accounting teams.
- Support additional duties as assigned by the Director, Construction.
Qualifications and Knowledge:
- Post-Secondary Degree or Diploma in Engineering, Architecture, Building Technology or Construction Management an asset.
- 3+ years experience in Construction in a Project Management capacity preferred years' experience with multi-family wood frame and/or high rise residential projects
- Knowledge and understanding of B.C. building code and regulations
- Proficiency in Microsoft office, MS Project and Procore
- Effective communication skills
- Ability to read and interpret contract specifications, drawings and other construction documents.
- Strong organizational and time management skills in order to prioritize work load and stay on top of things as the project demands increase
- Self-motivated with strong willingness and ability to learn and be challenged
- Strong interpersonal skills including conflict resolution abilities
- Works effectively in a team environment

Salary Range:
Third Space provides a competitive salary and benefits package as well as many other perks and benefits. The Project Manager salary range is $130,000 - $150,000 with an annual performance bonus. This role is eligible for health & dental benefits.
The exact compensation offered will be dependent upon education & training, years of relevant experience, and internal equity.
