Position Summary

We are seeking a skilled, reliable Maintenance Technician who can handle a wide range of residential repairs and maintenance tasks. This role is ideal for someone who takes pride in their work, can troubleshoot issues independently, and understands the importance of professionalism when working in occupied homes.

Responsibilities

  • Perform general maintenance and repairs across multiple residential properties
  • Diagnose and complete work orders in a timely and professional manner
  • Communicate clearly with the maintenance supervisor and office staff regarding job status and material needs
  • Maintain clean, safe, and organized work areas
  • Properly document work completed (notes, photos, materials used)

Required Skills & Experience

The ideal candidate can confidently perform most or all of the following:

General Maintenance

  • Drywall patching and texture
  • Interior and exterior painting
  • Basic carpentry and trim work
  • Door and hardware repair/replacement
  • Minor concrete and fencing repairs

Plumbing

  • Replace faucets, toilets, disposals, and valves
  • Clear drains and address minor leaks
  • Identify plumbing issues requiring licensed vendors

Electrical

  • Replace outlets, switches, light fixtures, and ceiling fans
  • Troubleshoot basic electrical issues
  • Follow all safety protocols (no live panel work required)

Appliances

  • Diagnose and repair common appliance issues (ranges, ovens, disposals, water heaters, etc.)
  • Install and replace appliances as needed

HVAC (Basic)

  • Change filters, troubleshoot thermostats
  • Identify issues requiring HVAC vendors

Qualifications

  • 2+ years of residential maintenance or handyman experience preferred
  • Valid driver's license and reliable transportation
  • Basic hand tools required (specialty tools provided)
  • Ability to lift up to 50 lbs and work in varied conditions
  • Comfortable using a smartphone or tablet for work orders and photos
  • Strong problem-solving skills and attention to detail
