We are looking for a dedicated and technically proficient Property Maintenance Supervisor to lead our on-site maintenance team. This role is responsible for maintaining the physical integrity of the community while ensuring a safe and high-quality living environment for our residents. The Supervisor manages the day-to-day operations of the maintenance department, oversees the "make-ready" process for vacant units, and ensures all service requests are handled with professional excellence.
Key ResponsibilitiesTeam Leadership & Workflow Management
- Supervision: Lead a team of maintenance technicians and porters, assigning daily tasks and ensuring all work orders are completed efficiently.
- Service Requests: Monitor the ticketing system to ensure resident service requests are addressed within 24–48 hours.
- Turnover Management: Oversee the "make-ready" process to ensure vacant apartments are repaired, cleaned, and painted for new move-ins within established timelines.
- Training: Conduct safety meetings and provide technical training to staff on equipment use and repair techniques.
Technical & Facility Oversight
- Systems Maintenance: Perform and supervise repairs in electrical (outlets, fixtures), plumbing (leaks, clogs), HVAC (filter changes, troubleshooting), and appliance repair.
- Preventative Maintenance: Execute a seasonal preventative maintenance schedule for the entire property, including gutter cleaning, HVAC tune-ups, and pool maintenance.
- Inspections: Conduct regular property walks to identify liability hazards and ensure the "curb appeal" meets company standards.
Administrative & Vendor Relations
- Inventory Control: Manage the maintenance budget by ordering supplies, maintaining an organized shop, and tracking inventory levels.
- Contractor Management: Supervise third-party vendors (e.g., landscapers, roofers, pest control) to ensure work is completed to specification and on schedule.
- Emergency Response: Participate in the emergency "on-call" rotation and coordinate the team's response to after-hours emergencies (leaks, fires, lock-outs).
Required Qualifications & ExperienceTechnical Skills
- Experience: Minimum of 10 years of experience in residential property maintenance, with at least 5 years in a supervisory or "lead" role.
- Certifications: EPA Type II or Universal certification (HVAC) is highly preferred. CPO (Certified Pool Operator) certification is a plus.
- Trade Knowledge: Strong working knowledge of residential plumbing, electrical, carpentry, and appliance repair.
- Tools: Proficiency with power tools, pressure washers, and diagnostic equipment (voltmeters, etc.).
Leadership & Communication
- Management: Proven ability to motivate a team and manage multiple priorities in a high-pressure environment.
- Customer Service: Excellent interpersonal skills for interacting with residents and resolving complaints professionally.
- Organization: Basic computer literacy for managing work orders through property management software (e.g., Yardi, AppFolio, or Entrata).
Physical Requirements
- Ability to lift 50+ lbs, climb ladders, and work in varying weather conditions.
- Valid driver's license and reliable transportation for on-call duties.
Performance Goals
- Resident Satisfaction: Maintain high ratings on service request follow-ups.
- Efficiency: Keep average "turn-time" for vacant units under 5 business days/ASAP.
- Safety: Maintain an accident-free work environment through strict adherence to OSHA standards.
Pay: $65, $75,000.00 per year
