Job Summary
Storage HQ is seeking one highly reliable, local individual to serve as our dedicated BOG Staff (Boots On the Ground) for our self-storage facility at . This is a consistent, long-term, contract role requiring only a minimal, predictable weekly time commitment, plus occasional on-call availability for emergencies.
This position is ideal for a retired or semi-retired individual seeking predictable, autonomous work. Your main responsibility is being our dependable on-site presence, ensuring the facility is always secure and well-maintained.
Consistency is mandatory: this role requires showing up every single week to perform all checklist duties, even when nothing appears to be wrong.
Contractor Responsibilities
- Weekly Scheduled Site Visits (Task Completion is Key): Perform a comprehensive check of the property and complete every item on the provided digital checklist.
- Property Upkeep: Conduct general cleanliness checks, light litter pickup, and pull weeds to maintain the facility's professional appearance.
- Security Inspections: Visually inspect all security components (gates, perimeter fencing, unit locks, lighting, signage) and confirm they are operational.
- Mandatory First-of-the-Month Site Visits: You are strictly required to be on-site on the 1st of every month to manage high tenant turnover activity. This is non-negotiable and involves cleaning recently vacated units and changing lock codes to ensure they are ready for new move-ins.
- Documentation & Reporting: Follow a detailed digital checklist, take required photos, and submit the complete documentation to the manager on the same day as the visit.
- On-Call Availability: Be available for occasional, pre-approved on-call visits to address urgent situations (e.g., gate issues, unauthorized activity, power outage).
- Immediate Escalation: Promptly escalate all urgent safety or security issues (break-ins, hazards, major damage) via call, text, or email.
- Local Procurement: Occasional pickup of small, pre-approved maintenance items from local stores (e.g., Home Depot).
Qualifications & Requirements
- Must have a valid Driver's License and reliable personal vehicle.
- Must live in or very near the West Rankin Rd or Greenspoint area and plan to stay long-term.
- High proficiency in using a smartphone for photo-taking, checklist submission, and professional communication (calls, texts, and emails) is essential.
- Ability to work independently, manage time effectively, and complete tasks without direct supervision.
