About
Property Management Company seeks full-time, live-in, Superintendent to oversee the operations of a 3-builing cooperative complex in Brooklyn, NY. Non-nion
Responsibilities include overall building/property maintenance, cleanliness, general repairs and oversight of building staff.
Requirements
- Superintendent experience a must
- Self-Starter
- Coordinate, communicate and work with Property Manager and Board of Directors.
- Able to supervise staff of 17+/- employees consisting of handymen and porters.
- Working knowledge and experience of all trade types (carpentry, plumbing, painting, plastering, electrical, mechanical, etc.).
- Hands-on ability to maintain building mechanical systems, equipment, and fire systems.
- Experience with maintenance of dual fuel boilers.
- Must meet all FDNY sprinkler / standpipe licenses, certifications and requirements.
- Ability to promptly and successfully respond to Resident issues and work requests in a professional and timely manner.
- Experience in conducting building inspections, correcting deficiencies and follow-up.
- Demonstrated ability to supervise staff and delegate tasks. Coordinate work schedules; ensures proper staff coverage of the buildings at all times.
- Ability to coordinate vendors and contractors.
- Must possess administrative skills and be computer literate.
- Excellent organizational, communication and time management skills.
- Ability to handle multiple tasks and prioritize with efficiency and accuracy and with a commitment to maintaining high building standards.
- Excellent and professional customer service skills, and ability to work well with others in a service role.
- Oversees and provides preventive maintenance for all facilities and equipment.
- Performs general office work including maintaining work logs, employee time, log books, keeping inventories and providing management with weekly reports.
