Maintenance Technician

General Description: Full Time days, 11am to 7:00pm
The position is accountable for providing semi-skilled maintenance service throughout the Elim Park campus in order to meet the needs of the residents and staff to assure the building and equipment are in good repair.
Essential Job Functions:
- Basic electrical and plumbing knowledge.
- HVAC – able to change heater filters-troubleshoot resident room heating problems, lubricate motors, bearings, adjust belts, etc.
- Basic knowledge of carpentry- repair drywall, and door and lock problems.
- Preventative maintenance –service and inspection on all equipment and furnishings.
- Ensures all work orders are completed in a timely and cost efficient manner.
- Prepare and paint resident rooms and common areas.
- Responds to maintenance issues and emergency situations and takes appropriate measures.
- Participates in on-call rotation including weekends and holidays – makes decisions and takes action to protect safety and welfare of residents.
- Responsible for snow removal duties.
- Install necessary appliances and equipment as needed.
- Testing functionality of facility safety systems.
- Coordinates with skilled tradesmen and/or vendors for the purpose of completing projects.
- Ensures equipment and work areas are clean, safe and orderly.
- Oversight and maintenance of swimming pool and whirlpool.
- Performs all general maintenance tasks and other job related duties as directed by supervisor.

Work Area and Working Conditions:
- Entire Elim Park campus
- Standing, bending, walking inside and outside the campus
- Extreme temperature variations
- Stooping, kneeling, crouching
- Operate company truck with plow, golf cart, kabota, snow blower, power tools
- Occasionally subject to wet, damp, dark small spaces
Entry Level Qualifications:
- Valid CT driver's license
- High school diploma or GED- vocational specialized training
- At least two years prior experience in job related field
- Knowledge of electrical, plumbing, heating, carpentry and basic maintenance
- Must be able to communicate effectively in English verbally and in writing.
Physical Requirements (with or without reasonable accommodation):
- Frequent Climbing stairs and ladders.
- Frequent lifting up to 50 lbs.
- Stooping, kneeling, and crouching.
- Fine finger dexterity and eye hand coordination.
- While performing the duties of this job, the employee is required to sit, climb or balance, stoop, kneel, crouch or crawl.
- Specific vision abilities required including close vision, distance vision, color vision, depth perception, and ability to adjust focus.
Equipment to be used:
Company vehicles, small power tools, Computer /tablet, Phone, walkie- talkie, ladder, paint, electrical equipment
Key Accountabilities:
Working knowledge of plumbing, electrical, heating, carpentry, painting and general maintenance to facilitate installation and repairs.
Completes work orders in a timely, cost efficient manner.
- Able to independently and accurately assess and repair building system and equipment problems.
- Able to work cooperatively with maintenance team and residents.
