Maintenance Supervisor

We are a small but growing property management company that owns and manages our own apartment communities in Albuquerque, NM. We are seeking a reliable, organized, and hands-on Maintenance Supervisor / Lead Technician to support daily property operations, unit renovations, and ongoing repairs.

This role is ideal for someone who takes ownership of their work, can work independently, and is comfortable coordinating vendors while also performing hands-on maintenance.

Responsibilities

• Perform and oversee general maintenance and repair work including painting, patching, minor carpentry, and unit turns
• Coordinate and oversee outside vendors and contractors when needed
• Monitor materials usage and control costs responsibly
• Inspect completed work to ensure quality and safety standards
• Maintain organized records and updates using mobile apps and property software
• Prioritize and manage multiple work orders independently
• Assist with basic property upkeep and preventative maintenance
• Communicate clearly with management regarding progress, issues, and timelines

Qualifications

• Approximately 5+ years of hands-on maintenance or construction experience (flexible for strong candidates)
• Strong working knowledge of general maintenance and construction
• Plumbing and/or electrical experience is a plus (not required)
• AppFolio experience is a plus (training available if not familiar)
• Comfortable using smartphones, computers, and basic software
• Basic proficiency in Word / Excel or similar tools
• Able to work independently, stay organized, and manage time effectively
• Physically able to lift, carry, climb, bend, and perform hands-on work
• Must have reliable transportation and a valid driver's license
• Must own and maintain basic personal tools
• Authorized to work in the U.S.
