General Job Description

The Assistant Estimator supports the estimating team in the preparation of accurate cost estimates and bid packages for residential multi-family construction projects, including apartment complexes, townhome developments, and mixed-use residential buildings. This position is ideal for individuals seeking to develop a career in construction estimating within the residential sector.

Key Responsibilities Estimate Preparation
  • Assist in preparing detailed and accurate cost estimates for residential multi-family projects under the supervision of senior estimators.

  • Perform quantity takeoffs for materials and labor from architectural and engineering drawings.

  • Organize and maintain historical cost data for residential projects to support future estimates.

Document Review
  • Review and interpret architectural, structural, MEP, and civil drawings related to multi-family residential construction.

  • Analyze project manuals, specifications, and scopes of work to ensure complete coverage.

  • Identify discrepancies, missing information, or scope gaps and communicate findings to the Estimator or Project Manager.

Vendor & Subcontractor Coordination
  • Request and compile pricing from vendors and subcontractors specializing in residential multi-family construction.

  • Track bid responses and assist in leveling subcontractor proposals.

  • Maintain and update vendor and subcontractor contact databases.

Software & Data Entry
  • Input estimate data into estimating and takeoff software such as Bluebeam, PlanSwift, Excel, or company-specific tools.

  • Assist with organizing digital project files, drawings, and estimate documentation.

Team Collaboration
  • Participate in pre-bid meetings, site walks, and internal estimate reviews.

  • Collaborate with project managers, superintendents, and estimators to align scope, constructability, and pricing strategies.

Specific Qualifications
Required Skills & Qualifications
  • High School Diploma or GED required; Associate's or Bachelor's degree in Construction Management, Engineering, or a related field preferred.

  • 0–2 years of experience in residential construction, estimating, or a related field.

  • Basic knowledge of residential construction methods, materials, and assemblies common to multi-family projects.

  • Proficiency in Microsoft Excel and Word; experience with estimating software is a plus.

  • Strong math, analytical, and organizational skills.

  • Ability to read and interpret residential construction plans and specifications with guidance.

  • Strong communication skills and attention to detail.

  • Self-motivated with a willingness to learn and grow within the estimating team.

Preferred Qualifications
  • Internship, co-op, or field experience on residential or multi-family construction projects.

  • Exposure to wood-frame, podium, or light-gauge metal framing construction.

  • Experience with Bluebeam, PlanSwift, Procore, or similar construction platforms.

Work Environment & Physical Demands
  • Primarily office-based with occasional site visits to residential multi-family job sites.

  • Ability to sit or stand for extended periods.

  • Occasional lifting of up to 15 pounds (plans, documents, or samples).
