About
Responsible for assisting the Facility Maintenance Technician in ensuring that the Susquehanna Commerce Center complex located at 221 West Philadelphia Street in York, PA is operating optimally to maintain client satisfaction at a high level.
- General knowledge of maintenance needs for commercial buildings including an understanding of electrical, HVAC, mechanical and plumbing systems
- Able to routinely lift and move objects of at least 50 pounds (e.g., deliveries)
- Proven ability to work independently and as part of a team in a productive manner
- Ability to manage multiple priorities on a daily basis in an efficient manner
- Exceptional organization skills with attention to detail including a "safety first" approach to minimize risk and prevent accidents

- Prior experience in a similar facility maintenance role
- Provide support to Maintenance Technician with the performance of various facility maintenance tasks including, but not limited to, the following areas and items on behalf of the Susquehanna Commerce Center ("SCC") complex:
- Reporting – report directly to Facility Maintenance Technician; if the Maintenance Technician is unavailable, contact the SCC Property Manager or Property Management Coordinator for assistance
- Deliveries – coordinate and/or handle deliveries (mail, packages, etc.) on behalf of building occupants
- Janitorial – monitor performance of service vendor; monitor inventory of housekeeping supplies and order, as needed; change restroom filters and urinal screens, as needed; re-stock bathroom supplies during regular business hours, if needed; supply building occupants with routine supplies (e.g., C-fold towels) during regular business hours, if needed; handle janitorial tasks that need addressed immediately (e.g., spills)
- Refuse / Recycling – maintain cleanliness and monitor proper usage of container storage areas
- Grounds Maintenance – debris removal (entrances, sidewalks, parking areas); empty cigarette butt, recycling and trash containers, as needed
- Parking Lot – police parking permits; ensure proper utilization of charging stations for electrical vehicles, handicapped spaces, visitor spaces, etc.; ensure fire department lanes are clear at all times; inspect parking blocks and rebar for damages and repair, as needed; inspect pole lights for repair needs
- Parking Garage – cleaning (elevators, floors/walls, lights, stairwells, etc.)
- Landscaping / Lawn Care / Decorations – monitor performance of primary service vendors, perform seasonal plantings upon receipt of materials with routine watering thereafter
- Snow / Ice Removal – monitor performance of service vendor; assist in the application of additional de-icing materials or shoveling of snow in high traffic areas, as needed; monitor and/or remove accumulation of snow and icicles on building roofs and overhangs
- Security – monitor and provide door access (locking/unlocking), assist in the distribution and record-keeping of any security access cards; assist in the relocation of transient population
- Safety – conduct regular risk assessments during walk-throughs to identify and eliminate potential hazards (blocked exits, poor ventilations, wet floors, etc.); ensure unobstructed access to mechanicals; make recommendations regarding improvements to any emergency plans; post caution/warning notices, as needed; respond to any emergencies on site
- Owner and Tenant Contacts – assist in the acquisition and maintenance of updated owner and tenant information
- Tenant or Visitor Access – provide authorized access to building occupants or their visitors after verifying credentials
- Owner and Tenant Assistance – provide reasonable concierge services (furniture assembly or relocation, hanging pictures, set up tables and chairs for company events in designated areas, etc.) under the direction of authorized ROCK personnel for the SCC complex
- Vendor Access and/or Assistance – provide necessary access and assistance (e.g., "second set of hands") to vendors, as appropriate
- Tenant Relations – assist in providing clear, effective, proactive, professional and timely communications concerning SCC operations to owners, tenants, vendors, visitors, etc.
- Community Events – assist in the handling of requests from community organizations (e.g., use of SCC parking lot for community events)
- Parking Tags – assist in the maintenance of updated vehicle parking tag information
- Inspections – perform daily and weekly inspections, as directed, throughout the complex to ensure effective operations; identify, address and/or report routine maintenance and repair needs, as needed
- Electrical – breaker panel circuit identification and working knowledge of safe operations, performance of minor repairs (ballasts, bulbs, fixtures, outlets, switches, etc.), maintenance of electrical rooms, routine light bulb replacements throughout the complex (common areas, tenant spaces), reset any timers in the spring and fall to
