Compensation: 

The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

Anticipated hourly range: $ $26.00 / hourly including a fully comped onsite unit - 1 bedroom

Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.

The Maintenance Technician tasks include, but are not limited, to the following:

Staff Supervision

  • Responsible for the direction and supervision of the Porters employees.
  • Assists with on-site training of staff.
  • Assures that the staff is fully versed in the functions and standards of the job to ensure their effectiveness on the job, especially when they are on-call.
  • Participates in daily meetings with staff.

Building Operations

  • Responsible for identifying areas of the building in need of maintenance and repairs.
  • Product Presentation
    • Apartment turnovers must produce units that are to be impeccably clean, mechanically in good working order and properly painted prior to the resident's move-in.
    • After the resident has moved-in, he/she may be required to review the entire apartment checklist with the resident, provide instructions for the use of all facilities and appliances, and correct any problems. If the problem requires a part or is not repairable immediately, a notation is made on the checklist.
    • A resident survey that queries the conditions of the apartments and the residents' perceptions of the services RMC provides is administered and distributed from the main office annually. Responsible for rectifying any deficiencies noted on the responses and assures residents' satisfaction with the service.
    • Respond promptly to fire alarms, ensuring proper handling of the situation in coordination with the fire department and building management.
    • Record Keeping: Keep detailed logs of all maintenance activities, repairs, and emergencies that occur during after-hours shifts.
    • Fire Alarm Response: Be the first responder to fire alarms, ensuring the building is evacuated if necessary and working in coordination with fire department personnel to resolve any issues.
    • Coordinate with Contractors: When necessary, contact and coordinate with external contractors for specialized repairs or emergencies that require additional expertise.
    • Weather-Related Duties: Monitor weather conditions, particularly snowfall, and manage salting of walkways, parking lots, and common areas during inclement weather.
  • Maintenance of Common Areas
    • Common areas, such as laundry rooms, hallways, offices, shops, storage areas, refuse areas, and grounds must be clean at all times.
    • Schedules routine janitorial tasks to ensure that the above is consistently maintained.
    • Ensure common areas are maintained in perfect condition at all times by coordinating with porters and directing them as needed.
  • Purchase Order System
    • Follows purchase order instructions established by the district/regional office. Prior approval necessary for all purchases.
    • If an emergency arises, calls the District Manager and/or Regional Vice President at the office, at home, or by beeper twenty-four hours a day, seven days a week to obtain verbal authorization.
  • External Maintenance Services
    • Solicits, reviews and recommends third-party contracts when so directed by the Resident Manager.

On-Call responsibilities:

  • Respond to emergency maintenance issues that arise outside of regular working hours.
  • Contact and coordinate additional help or contractors when necessary to ensure prompt resolution of issues.
Qualifications

WHO WE ARE LOOKING FOR 

KNOWLEDGE AND SKILLS:

  • High school diploma or equivalent.
  • Two+ years supervisory skills.
  • You have at least 2 years of maintenance/facilities experience
  • You're able to work our emergency rotation as needed and can lift up to 50 lbs and stand for an 8-hour shift.
  • Strong leadership, organizational and administrative skills.
  • Team oriented.
  • Must be able to prioritize and handle multiple tasks.
  • Working knowledge of Microsoft Office.
  • Excellent communication skills and the ability to interact professionally with residents, contractors, and emergency personnel.
