POSITION OVERVIEW:
The
Analyst, IOS Operations
will provide support Alterra's national Industrial Outdoor Storage ("IOS") portfolio. Based at Alterra IOS headquarters in Suburban Philadelphia, the Analyst will assist in the day-to-day operational execution and provide analytical support to ensure consistent, efficient management of a ~400 property portfolio.
Essential Functions
· Coordinate with and between key operations functions, including Asset Management, Property Management, Maintenance, Lease Administration, Marketing, and Accounting.
· Assist in developing and standardizing property management processes and tools across the IOS portfolio.
· Support reporting efforts by gathering data, preparing summaries, and helping deliver materials for senior management review.
· Monitor property-level operations to ensure adherence to company standards, developing mechanisms to proactively highlight and escalate property and portfolio level issues.
RESPONSIBILITIES:
· Assist related to tenant delinquency tracking, post-closing integration tasks, property inspections, correspondence, and vendor management.
· Collaborate cross-functionally to document and streamline operational workflows, working inside and outside of the operations realm.
· Compile and analyze property performance data to identify trends, inefficiencies, and opportunities for improvement.
· Support tenant relations efforts by coordinating responses to inquiries, tracking service requests, and escalating concerns where appropriate.
· Help maintain contract and vendor databases, ensuring accurate records and timely renewals.
· Lead special projects to improve operational efficiency and portfolio performance.
QUALIFICATIONS:
· years of experience in commercial real estate, property management, or a related field.
· Strong analytical and organizational skills with high attention to detail.
· Excellent written and verbal communication skills, with the ability to collaborate effectively across teams.
· Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint); exposure to Yardi, MRI, or other property management platforms is a plus.
· Bachelor's degree in business, real estate, finance, economics, or a related field.
