About

JOB OBJECTIVE:

Responsible for the facility being equipped and maintained to provide a safe functional, sanitary, and comfortable environment. The ventilation, fresh air, electrical and mechanical systems, water supply, and sewage disposal are designed, constructed and maintained in a accordance with recognized safety standards, state/federal codes and local ordinances meeting the standards and philosophy of the facility and policies/procedures that govern the facility.

JOB STANDARDS:

  1. Preferably has a low-pressure boiler license.

  2. Must possess a valid Driver License and have a good driving record.

  3. High School graduate or graduate of a technical/vocational school, with an engineer license preferred.

  4. At least five years of experience in maintenance and power plant work.

  5. Thorough knowledge of boiler, compressors, generators and allied machinery as well as various mechanical, electrical and plumbing systems.

  6. Prefer to have knowledge of state/federal codes and local ordinances.

  7. Basic knowledge of Safety, Fire and disaster Planning.

  8. Supervisor and management skills preferred relating to the staff and function of the department.

  9. Ability to read and interpret gauges, documents, contracts, operational manuals and blue prints.

  10. Knowledge of record keeping and cost estimation.

  11. Knowledge of department supplies and equipment and the ability to repair and maintain this equipment.

  12. Available to report to work in the event of emergencies.

  13. Must possess the ability to perform *essential job functions with or without reasonable accommodations.

  14. Must have the ability to identify and solve issues related to operation and maintenance of the facility.

JOB RESPONSIBILITIES AND DUTIES:

    1. Maintain and equip the facility to provide a safe, functional, sanitary and comfortable environment.
    1. Plan, direct and supervise maintenance programs: heating, cooling, plumbing, water

supply and sewage disposal, electrical and mechanical systems, carpentry, painting,

plastering, refinishing and similar repairs.

    1. Plan, direct and supervise: heavy duty cleaning, ground care, maintenance and repair of institutional equipment and vehicles.
    1. Operate the power plant.
    1. Conduct periodic facility inspections assuring that the facility is structurally sound, constructed, equipped and maintained to ensure the safety of Residents. Prepare and submit plans of correction and reports as directed by Administrator/Mother Superior.
    1. Comply with all state, federal and local codes governing facility construction and fire safety.
    1. Assure that sprinkler and alarm system will be operationally functional at all times.
    1. Assure that lighting levels in all areas will be in accordance with state/federal code.
    1. Assure that fresh air and ventilation systems will be operational and functional at all times.
    1. Assure that heating, air-conditioning and ventilation systems will be maintained within temperature control standards that govern the facility.
    1. Assure that building service equipment, i.e. air-conditioning ventilating, heating, cooking and other service equipment shall be properly installed and maintained.
    1. Maintain the building in good repair and free of hazards i.e., cracks in floors, walls or ceilings, warped or loose boards, warped broken loose or cracked floor coverings such as tile or linoleum; loose handrails or railings, loose or broken window panes and any similar hazards.
    1. Follow the written procedures, state/federal and local codes applicable to fire, safety, and disaster.
    1. Under the direction and approval of Administration, obtain service contracts with outside

contractors when necessary, advising and consulting Administration on matters related to maintenance, repair, structure, equipment and grounds.

    1. Requisition supplies and equipment applicable to departmental responsibilities and duties. Strive for optimal use of supplies, materials, keeping in mind cost and budget limitations.
    1. Obtain cost efficient estimates and bids related to service contracts.
    1. Direct or perform duties related to maintenance of grounds, parking lots, driveways, etc, including clean-up, snow removal, etc., except those performed under service contract or by other departments.
    1. Handle incoming and outgoing freight; lift and move heavy equipment; perform other departmental duties as directed by the Administrator/Mother Superior.
    1. Maintain reports, records, log and documentation related to schedule of repairs, warranties, equipment inspections, correction plans, service contract, etc.
    1. Repair minor roof maintenance and leakage problems.
    1. Hire, schedule, discipline and do performance appraisal on all departmental staff.
    1. Maintain confidentiality of all Resident, departmental and organizational information.
    1. Is accountable to the Administrator/Mother Superior for the provision, direction and supervision of the Maintenance Department.
    1. Take charge and full responsibility for planning, implementing and directing departmental preventative maintenance schedules, staff schedules, and day to day staff assignments bearing in mind staff ability and areas of expertise. Schedule staff in a timely and accurate manner to meet demands of the department and the home.
    1. Develop objectives for the department and routinely review departmental operations with staff to measure effectiveness in meeting objectives. Initiate and conduct staff meetings as required an/or indicated
    1. Participate in all staff and management meetings viewing position as a contributing member of the management team.
    1. Do performance appraisals in a comprehensive and timely manner utilizing the conference as an opportunity to objectively review performance and set goals for the next year.
    1. Work effectively and cooperatively as a team member within Department and with all departments or other disciplines.

Maintain effective and consistent communication between departments.

  1. Observe dress and conduct codes, including wearing identification badge.

    1. Meet attendance standards as established and provide proper notice of absence.
    1. Follow all safety, security, exposure control and hazardous waste policies and procedures.
    1. Attend inservices and department meetings.
    1. Participate in the planning and development of orientation and inservice education programs for all staff.
