About
An excellent property maintenance supervisor must be reliable and have a great eye for detail.
The ideal candidate is self-motivated and detail-oriented. Must be a self-starter, organized, capable of multi-tasking, be a good problem solver and be able to prioritize workloads. Leadership and knowledge of administrative tasks will also be essential. The goal is to ensure that properties are in a good and safe condition at all times.
Duties
- Supervises the work of agency maintenance employees (e.g., schedules and assigns work; provides training; ensures proper completion of work and adherence to safety standards; administers or recommends discipline; approves or denies leave requests; etc.).
- Plans, implements, and oversees the preventive maintenance and regular repair program for agency buildings, equipment, and properties.
- Completes annual inspections of housing units to determine required maintenance work; conducts inspections of units prior to tenant move-in and after tenant move-out.
- Schedules and oversees all make-ready rehabilitation of vacant units, ensuring high-quality repairs and timely turnaround.
- Orders materials and supplies needed to complete rehabilitation projects, work orders, and equipment repairs.
- Prepares and maintains maintenance-related records, reports, and other documentation, including tasks completed, time spent, and materials used.
- Performs a variety of semi-skilled and skilled building and equipment maintenance activities to ensure the upkeep of agency property (e.g., repairs plumbing fixtures and pipes; locates and repairs leaks to pipes and valves; repairs or replaces electrical switches, outlets, fixtures, and circuit breakers; repairs roofs, windows, doors, locks, and door frames; prepares and paints surfaces; repairs or replaces drywall; builds tables, benches, and shelves; repairs concrete walkways and floors; etc.).
- Operates hand, power, and shop tools, and uses light motorized equipment (e.g., mowers, snow blowers, etc.).
- Assists with the moving of appliances such as refrigerators, stoves, and other heavy items.
- Recognizes unusual or threatening conditions and takes appropriate action; responds to routine inquiries from the public and/or officials.
- Communicates effectively and develops and maintains effective working relationships.
- Exerts 20 to 50 pounds of force occasionally and/or 10 to 25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
- Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
- Demonstrates regular and predictable attendance.
- Performs other related duties as assigned or directed to promote, further, and ensure the effective and efficient operation of the Shelby Metropolitan Housing Authority.
Qualifications
- High school diploma or GED
- Valid driver's license and remain insurable under the agency's vehicle insurance plan
- 3 years or more of experience in the maintenance of buildings and grounds, including prior experience as a supervisor or lead worker, or equivalent.
