About
Duties and Responsibilities
Maintains physical condition of entire property.
Maintains relationships with other staff members.
Maintains relationships with suppliers, vendors and professionals servicing the company and Property.
Prioritizes service requests.
Follows up on work assignments thorough completion.
Maintains record of types and frequency of service requests received.
Establishes emergency maintenance on call schedule, and posts and distributes emergency telephone numbers.
Prepares inventory of equipment, tools and supplies.
Performs management approved purchases of supplies, equipment and services.
Performs regular inspections of the property.
Notifies management of maintenance problems and recommends solutions.
Assists in preparation of all maintenance related records.
Meets with Site Manager daily to report on status of all scheduled work.
Assists in move-in and move-out procedures.
Makes recommendations for contract services and supervises contract maintenance workers.
Establishes preventative maintenance schedule.
Maintains updated preventive maintenance information/smoke detector log/preventive maintenance log (i.e., location of extra parts for appliances, equipment serial numbers and service telephone numbers).
Knows current condition of all vacant apartments.
Keeps workshop or utility room clean, orderly and safe.
Follows all company procedures and presents an appearance appropriate for the image of the property.
Insures all locks are re-keyed after a resident move out.
Maintains warranty paperwork for appliances, etc.
Accompanies Site Manager on walks of apartments that have given notice to vacate.
Insures all make-readies are complete within time frame as discussed with Site Manager.
Insures all emergency service requests are completed immediately.
Reports all rules and regulations violations to the Site Manager.
Obtains thorough knowledge of power, water and gas turnoffs, clean-out traps, fire extinguisher and fire hydrants.
Maintains grounds and snow and ice removal from walks, steps & drives.
Practices preventive maintenance and corrective maintenance.
Is available for emergency maintenance requests.
Maintains exterior and public lighting.
Cares for lawn, plants, shrubs and flowers.
Cleans parking areas, sidewalks, alleyways, hallways and common areas.
Assists in preparing vacant apartments.
Services appliances, equipment, plumbing, electrical systems, etc.
Assists in picking up trash on property.
Assists in cleaning garbage/trash area.
