Loudermilk Homes is a premier Luxury Custom Home Builder expanding its operations and seeking a highly experienced Senior Construction Project Manager (PM) to lead our multi-million-dollar residential projects in the Greater Atlanta, Georgia area.
This is a critical, high-impact role responsible for the overall financial health, procurement, quality control, and successful delivery of multiple custom homes.
Opportunity Highlights
Role : Senior Construction Project Manager
Location : Primarily office-based in the Atlanta area (70-90%), with regular job site visits (10-30%).
Project Load : Manage the complete lifecycle of 5-9 multi-million-dollar residential projects simultaneously.
Focus : Heavy emphasis on project financials including budgets, ROI, purchasing, negotiating and then project specific requirements including contract, scheduling, and quality control.
Compensation : $100, $150,000.00 per year (Competitive salary commensurate with experience).
Core Responsibilities
The Senior PM is the primary business leader for the projects, ensuring profitability and excellence across all phases.
Financial & Procurement Leadership
- Strategic Procurement: Lead all subcontractor and supplier procurement efforts, including contract negotiation and bid leveling, to secure high-quality partners and maximize project profitability.
- Financial Oversight: Maintain high-level understanding and responsibility for project budgets and financial performance, identifying and implementing cost and time-saving measures.
- Supervision: Provide high-level support for a team of 2-3 Builders/Site Superintendents and Field Engineers based on the projects.
Project Management & Quality Control (QC)
- Full Lifecycle Management: Own the process from job start-up and detailed schedule planning through final project completion and warranty.
- Scheduling: Prepare, update, and analyze the overall project schedule on an ongoing basis, including detailed two-week lookahead schedules for all parties.
- Quality Assurance: Establish and monitor rigorous QA/QC processes (checklists, punch lists) in collaboration with the on-site Superintendents.
- Post-Construction: Champion timely and comprehensive closeout, including the Owner/Builder punch list. Schedule and monitor the 11-month warranty walkthrough with the client and conduct a post-mortem meeting upon completion.
Communication & Team Leadership
- Meetings: Schedule and lead weekly project team, client, and subcontractor meetings. Lead critical schedule logic reviews and mid-project financial reviews.
- Stakeholder Communication: Serve as the crucial communication hub. Advise all parties—owner, architects, project team, government agencies, and inspectors—immediately if any issues or deviations arise.
Required Qualifications
- Experience: 5+ years of progressive experience in Construction Project Management (Required).
- Education: Bachelor's Degree from an accredited college or university in a related field (Construction Management, Engineering, etc.) or an equivalent combination of experience and education.
Skills:
- Exceptional ability to read, interpret, and understand plans, drawings, specifications, and construction data.
- Proven budget responsibility and a high-level understanding of construction financial knowledge.
- Demonstrated ability to prioritize a heavy workload across multiple projects effectively.
- Possession of a strong work ethic and an ownership mentality is essential.
