Job Title: Maintenance Technician II

Reports To: Project/ Facility Manager

Job Summary:

Maintenance Technician II oversees the maintenance team and ensures all equipment, systems, and facilities operate safely and efficiently. This role combines hands-on technical work with leadership responsibilities, including scheduling, training, and quality control. The supervisor ensures compliance with safety standards and coordinates preventive and corrective maintenance activities across HVAC, plumbing, electrical, and mechanical systems.

Key Responsibilities:

1. Leadership & Team Management

  • Supervise Maintenance Technicians; provide guidance and on-the-job training
  • Assign daily tasks and prioritize work orders based on urgency and operational needs
  • Monitor team performance and ensure adherence to safety protocols and quality standards
  • Maintain accurate records of maintenance activities and staff schedules

2. Maintenance Oversight

  • Oversee routine and preventive maintenance on building systems and equipment
  • Troubleshoot complex issues and assist with advanced repairs when needed
  • Coordinate with contractors and vendors for specialized repairs or projects
  • Ensure inventory of tools, parts, and supplies is maintained

3. Safety & Compliance

  • Enforce OSHA and company safety standards across all maintenance activities
  • Conduct regular inspections of facilities and grounds to identify hazards or deficiencies
  • Ensure compliance with regulatory requirements and internal policies

4. Communication & Reporting

  • Serve as the primary point of contact between maintenance staff and management
  • Prepare reports on maintenance activities, costs, and improvement recommendations
  • Communicate effectively with other departments to minimize downtime and disruptions

Qualifications & Skills:

Education & Experience

· 3+ years of experience in maintenance or related field; supervisory experience preferred

· Strong knowledge of HVAC, plumbing, electrical, and mechanical systems

· Forklift certification (required or willing to obtain)

Technical Skills

  • Ability to read blueprints, schematics, and safety guidelines
  • Skilled in troubleshooting and using job-specific tools and equipment
  • Proficiency in Microsoft Outlook, Word, Sharepoint, and Procore

Soft Skills

  • Excellent customer service and communication skills
  • Strong attention to detail and problem-solving abilities
  • Effective time management and multitasking skills
  • Physical stamina and ability to lift, bend, and move heavy objects

Certifications & Requirements

  • Must pass background and drug screening
  • Valid driver's license required
  • Fluent in English

Work Environment

  • On-site maintenance across residential or commercial properties
  • Exposure to plumbing, electrical, HVAC, and construction materials
  • Requires use of protective gear and adherence to safety protocols
  • May involve shift work and physically demanding tasks

Job Type: Full-time

Pay: $ $30.00 per hour
