Position Purpose

The Construction Superintendent is responsible for overseeing and coordinating all on-site construction activities from project start through completion. This role ensures projects are executed safely, on schedule, within budget, and in strict accordance with contract documents, plans, specifications, and quality standards. The Superintendent provides strong field leadership, manages subcontractors and self-performed work, maintains safety and quality control, and serves as the primary on-site representative of the company. The position requires strong leadership, technical expertise in construction sequencing, materials, means and methods, and demonstrated experience with earthquake/seismic retrofit projects, including structural upgrades, foundation work, and coordination with engineers and inspectors.

Essential Functions & Responsibilities

Project & Site Management

  • Plan, coordinate, and supervise all daily field operations, including subcontracted and self-performed work.
  • Set up and manage jobsite logistics, including field offices, staging areas, laydown yards, equipment, manpower, temporary facilities, and utilities.
  • Open and secure the jobsite daily; ensure cleanliness, organization, and safety at all times.
  • Walk the jobsite daily to monitor progress, identify issues, and plan upcoming work.
  • Ensure all construction is performed in accordance with approved plans, specifications, codes, and contract requirements.
  • Document existing conditions of adjacent properties and public rights-of-way prior to construction start.

Scheduling & Coordination

  • Develop, maintain, and execute project schedules, including 3–6 week look-ahead schedules.

  • Schedule and coordinate subcontractors, vendors, consultants, inspectors, and material deliveries to meet critical path milestones.

  • Identify conflicts, scope gaps, and sequencing issues and work with the project team to resolve them proactively.

  • Communicate production expectations and staffing requirements to subcontractors and field teams.

Subcontractor & Workforce Management

  • Supervise subcontractors, foremen, vendors, and on-site personnel across multiple trades.

  • Ensure subcontractors fully execute and comply with their contracted scopes of work.

  • Identify work outside of scope and communicate promptly to project leadership.

  • Address subcontractor performance, quality issues, and scheduling conflicts as they arise.

  • Issue notices of non-compliance when required and ensure corrective actions are completed.

Safety Management

  • Enforce company safety policies and OSHA regulations at all times.

  • Conduct daily safety walks, toolbox talks, and weekly safety meetings.

  • Coordinate with third-party safety consultants and inspectors.

  • Identify and correct unsafe conditions immediately and issue notices when necessary.

  • Ensure jobsite postings, documentation, and reporting meet all OSHA and regulatory requirements.

Quality Control & Inspections

  • Implement and enforce quality control procedures for all work performed.

  • Perform QA/QC inspections to ensure workmanship meets plans, specifications, and industry standards.

  • Coordinate, schedule, and attend all required inspections with consultants, agents and governmental agencies.

  • Ensure site and subcontractors are inspection-ready and oversee correction of deficiencies.

  • Prepare, manage, and close punch lists prior to occupancy or turnover.

Technical & Construction Expertise

  • Read, interpret, and coordinate architectural, structural, civil, concrete, rebar, and MEP drawings.

  • Identify design conflicts, constructability issues, impractical details, and potential code violations.

  • Manage structurally complex scopes, including earthquake/seismic retrofit, structural upgrades, foundations, and concrete operations.

  • Demonstrate understanding of construction sequencing, materials, means and methods, and applicable building codes.

RFIs, Submittals & Documentation

  • Assist in drafting and managing RFIs and reviewing submittal responses for constructability and design intent.

  • Maintain accurate daily field reports and photo documentation.

  • Maintain organized and up-to-date construction documents on-site, including drawings, bulletins, RFIs, permits, and inspection records.

  • Review as-built drawings for record documentation.

Budget & Cost Control

  • Monitor production rates and field activities for budget compliance.

  • Review time-and-material work tickets and subcontractor invoices.

  • Notify project leadership of potential cost impacts in advance for additional work.

  • Assist with procurement, buyout support, and subcontractor scope reviews as requested.

Meetings & Communication

  • Lead daily/weekly subcontractor coordination meetings and safety meetings.

  • Participate in Owner-Architect-Contractor (OAC) meetings and report on current site status and upcoming work.

  • Interface professionally with owners, architects, engineers, inspectors, city officials, and tenants.

  • Deliver a positive, well-managed client experience.

Supervisory Responsibilities

  • Lead, mentor, and supervise field staff.

  • Assign tasks, monitor performance, and support professional development.

  • Promote teamwork, accountability, and positive jobsite morale.

Qualifications

Education

  • High School Diploma or GED required

  • College degree in Construction Management, Engineering, or related field preferred

Experience

  • Minimum 8–10 years of field construction experience

  • Minimum 4–5 years in a Superintendent or lead supervisory role

  • Experience with commercial construction including mixed-use, office, retail, multi-family, or industrial projects

  • Required: Experience with earthquake/seismic retrofit and structural construction

  • Strong understanding of construction schedules, budgets, subcontractor scopes, and safety requirements

Technical Skills

  • Proficiency reading architectural, structural, civil, and MEP drawings

  • Experience with construction management software (Procore, Bluebeam, MS Project, or equivalent)

  • Proficient in Microsoft Office (Word, Excel, Outlook)

Knowledge, Skills & Abilities

  • Strong leadership, communication, and interpersonal skills

  • Detail-oriented with strong problem-solving ability

  • Ability to manage multiple tasks and projects simultaneously

  • Ability to work collaboratively with diverse teams and stakeholders

  • OSHA knowledge and certification preferred

  • Ability to walk job sites, climb stairs, and perform physical site inspections
