Position Description:
SUMMARY OF POSITION
The Property Manager oversees both residential and commercial properties including garages/parking, and the sports facilities. This is a key strategic and operational role responsible for the development, continuous improvement and delivery of customer service and the tactical development of operational requirements, processes and technology to deliver key service outcomes for tenants. This role has significant levels of responsibility and accountability for operational delivery to ensure best industry practices are being implemented for both residential and commercial properties.
Knowledge, Skills and Abilities: Education/Work Requirements -
NYS Real Estate License required
5+ years of residential and commercial property management and customer service experience.
Strong knowledge of Affordable, Fair Housing, NYC Local Laws, policies, protocols and regulations.
Knowledge of MRI real estate property management software preferred
Knowledge of building and legal codes is essential
Full knowledge of NYC local laws as well as DOB, ECB, DHCR, HPD procedures
Ability to read and analyze financials and budgets
Exceptional customer service
Advanced knowledge of Microsoft Word and Excel
Strong verbal and written communication skills
Strong analytical and problem-solving skills
Ability to be organized and pay attention to detail
Bachelor's degree preferred but not required

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. (Ability to lift and handle tenant files; ability to carry up to 10 lbs.)
Essential Functions:
Accountable for the oversight of the residential property management and retail; ensuring the highest level of customer service delivery.
Lead quality day-to-day property management operations to ensure optimal levels of resident satisfaction and retention.
The property manager in collaboration with maintenance and public safety will ensure that all buildings are clean, maintained, and habitable at all times by conducting regular property inspections.
The property manager will collaborate and work closely with the project management team, maintenance, and a large network of trusted vendors such as plumbers, electricians, carpenters, and other contractors to ensure timely and high-quality completion of repairs and routine maintenance.
Oversee all required communications with tenants, in coordination with other departments, as well as the handling and prompt resolution of tenant complaints in conjunction with other departments
Liaison to the following government agencies or agents as required: HPD/NYCHA on enhanced vouchers; CGI on tenant complaints; HPD and other agencies regarding violation documentation, tracking and removal
Liaison with the Tenants Association and local elected officials (in coordination with other departments as required) to address property wide issues
Prepare for reviews by regulatory agencies. Review responses to findings or citations to ensure they are submitted to the agencies in accordance with established timeframes.
Monitor and correct violations received by all Agencies.
Works with asset managers and property management team to establish written goals and objectives relative to the property.
Prepare and submit required reports to regulatory agencies and senior management
Financial reporting and analysis to identify areas for improvement and implement cost-saving strategies.
Manage the property's retail leases to optimize performance and streamline operations
The property manager will be involved in all areas, including but not limited to: Handling complaints/emergencies, working with rental regarding Transfers/New Residents, move-ins, enforcing leases, enforcing violations, handling move-outs, dealing with evictions.
