Summary
:

Taltran Global has been engaged by an expanding real estate firm to identify a Controller for their Atlanta office. With a growing portfolio of properties across the Southeast, our client is entering a high-growth phase and is seeking a driven, forward-thinking finance leader to strengthen their finance and accounting infrastructure and support the organization as it scales.

The Controller will serve as the senior finance leader overseeing the full integrity and performance of both corporate and property-level accounting. This role will own all aspects of accounting, reporting, compliance, and financial stewardship, while also contributing to broader financial strategy and operational decision-making. The ideal candidate will bring a blend of technical depth, leadership capability, and a proactive approach to building systems that can grow with the company.

Key Responsibilities
:

Financial Reporting & Consolidation

  • Prepare monthly, quarterly, and annual financial statements for corporate leadership and investors.
  • Consolidate property-level financials across a portfolio (e.g., 40+ multifamily communities) into corporate reporting.
  • Ensure timely, accurate reporting for owners, investors, and any debt covenants.

Property-Level Accounting Oversight

  • Supervise accounting processes for individual properties, including rent revenue, accounts receivable, accounts payable, payroll, and expense tracking.
  • Implement and maintain standard accounting procedures across all properties for consistency and compliance.
  • May oversee a team of property accountants or managers; in some cases, corporate accounting handles everything centrally.

Budgeting & Forecasting

  • Lead the annual budgeting process for the company and individual properties.
  • Provide forecasts and variance analyses to guide strategic decision-making for operations, acquisitions, or divestitures.
  • Advise property managers and executive leadership on cost control and operational efficiency.

Audit & Compliance

  • Serve as primary contact for internal and external audits.
  • Ensure compliance with GAAP (Generally Accepted Accounting Principles) and regulatory requirements.
  • Maintain internal controls to mitigate financial risk and protect assets.

Cash Flow & Treasury Oversight

  • Monitor cash flow for corporate operations and property-level entities.
  • Coordinate with banks or lenders regarding lines of credit, debt service, and financing.
  • Oversee collections, deposits, and capital allocation to optimize liquidity.

Systems & Process Management

  • Implement accounting software and financial systems for efficiency and reporting accuracy.
  • Streamline reporting processes and improve workflow between corporate and property-level teams.

Strategic Support & Analysis

  • Provide financial insights for acquisitions, renovations, or property dispositions.
  • Analyze KPIs, property performance, and portfolio trends to guide investment decisions.
  • Act as a business partner to the CEO, COO, and CFO, offering recommendations on operational and financial strategy.

Qualifications and Experience
:

  • Bachelor's degree in Accounting, Finance or related field.
  • CPA license is required.
  • 8+ years of progressive accounting experience, including leadership over A/P, A/R, and Tax functions.
  • Deep technical expertise in GAAP, real estate accounting, property-level financial reporting, consolidations, and compliance requirements.
  • Proven experience building and scaling accounting processes, systems, and internal controls in a growing or multi-entity environment.
  • Proficiency with real estate accounting platforms (e.g., RealPage) and strong analytical, reporting, and financial modelling capabilities.
