Job Goal: To provide high-quality, project-based support for the District's infrastructure, with a primary focus on assisting in the management and oversight of Minor and Major Capital Improvement projects.
Basic Function: To provide leadership for the modernization and maintenance programs, ensuring on-time, high-quality
construction and maintenance outcomes while maintaining customer satisfaction and adhering to the budget. This role supports the delivery of improved facilities for staff and students.
Job Qualifications:
- Minimum of six (6) years of experience managing Capital Projects associated with large-scale commercial and/or educational buildings and grounds.
Ability to communicate effectively-both verbally and in writing
-with diverse groups of parents, faculty, contractors, the business community, and the general public.
Knowledge of best practices and safety regulations in the construction trades.
Bachelor's degree required.
Significant combination of education, training, and experience related to preventative maintenance operations.
Experience managing project budgets and schedules.
Excellent written and oral communication skills are required.
Demonstrated leadership and experience in design, construction, safety and security, and emergency response.
Ability to effectively listen, collaborate and problem-solve.
Ability to conduct oneself professionally and communicate effectively with school personnel, students, and community members.
Demonstrated ability to manage the work and performance of third-party contractors and in-house workforces.
Demonstrated ability to work with and manage District Maintenance personnel.
Working knowledge of applicable state and local codes (e.g., Delaware Title 29 procurement regulations, International Building Code).
Ability to work well both independently and collaboratively in a team environment.
Demonstrated ability to take initiative, exercise good judgment, and follow through on assigned tasks.
Commitment to ongoing professional development.
Essential Functions:
Assist in the planning, coordination, and management of Major and Minor Capital Improvement projects.
Coordinate meetings with user groups, designers, and contractors as directed by the Director of Facilities.
Document and track the progress of design teams and contractors to ensure objectives and public commitments are met.
Review project documentation, including specifications and drawings, for assigned capital projects.
Provide field-level support to monitor construction progress and ensure alignment with project schedules.
Assist in compiling final project records, including as-built drawings and manuals, and maintain organized files.
Support the coordination of all warranty work following project completion.
Assist in developing cost estimates and supporting long-term planning for capital projects.
Manage inspections and ensure compliance with project specifications as well as local, state, and federal regulations.
Performs other tasks and duties as assigned by the Director of Facilities or his/her designees.
Physical Requirements: While performing the duties of this job, the employee is occasionally required to stand, sit, use hands to the finger(s), handle, or feel objects, tools or controls, use fingers to type and/or write; reach with hands and arms; talk or hear; taste or smell. Specific vision abilities required by the job include close, distance, and color vision, peripheral and depth perception and the ability to adjust focus. Must be able to lift, carry, push and pull up to 50 pounds. If lifting in excess of this weight is necessary, the assistance of a second person is required. The physical demands of this position also include the ability of the individual to perform all essential functions and related responsibilities of the position with or without reasonable accommodations.
Work Environment: This position performs work in a school building or work office environment, as well as outside on buildings and fields.
