SUMMARY: Assists the Chief Facility Engineer in ensuring all maintenance activities are performed in accordance with the Contract requirements and site procedures. Also acts as primary on-site point person needed for coordination of work as needed between the various departments.

Project Manager only if the PM position is applicable otherwise the Chief Engineer shall carry those responsibilities, qualifications, and duties as the PM job description identifies in coordinating work within the operations and maintenance functional area.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Directly supervises work within the Maintenance Department. This includes direct supervision over the maintenance personnel.

Oversees coordination between the various departments, including Custodial and Customer Service, on the 3rd shift. This shall be done by effectively communicating directly with the supervisors of each department.

Assists the Chief Facility Engineer in planning work, scheduling work, and allocating resources. Monitors subcontractors performing work within the Operations and Maintenance functional area and specific job-type subcontractors performing repairs and alterations.

Acts as the primary On-site Supervisor in the temporary absence of the Project Manager and Chief Facility Engineer.

Responsible for proper diagnosis of repair actions.

Monitors and maintains appropriate stock level to ensure all service calls and Preventive Maintenance actions are accomplished within specified timeframes.

Performs daily inspections of all services in all facilities that are under MUJV's responsibly. All custodial and customer service needs shall be communicated to the respective supervisors, and all maintenance needs shall be directly assigned and scheduled to the maintenance department.

Assigns tasks to workers; prioritizes and adjusts work schedules to ensure completion of job assignments. Assigns and monitors emergency, seasonal, and one-time assignments/projects.

Inspects in-progress and completed work for conformance to standards.

Resolves day-to-day problems providing technical expertise as necessary.

§ Communicates clearly in writing and orally dealing with all types of personalities and levels of education.

§ Applies immediate intervention, alerting the Chief Facility Engineer to areas experiencing extended problems. Makes recommendations to resolve or assist in resolution of problems.

Assists Project Manager and Chief Facility Engineer in site compliance with Training and Safety requirements as promulgated in the Corporate Operations Manual.

Monitors associate standards of conduct and administers disciplinary action as required in accordance with the policies and procedures promulgated in the Associate Handbook.

Monitors Meridian policies and procedures related to Fair Employment Practices and Positive Workplace Policy as promulgated in the Personnel Management Plan. Ensures rules and regulations related to payroll, benefits, equal employment opportunity and affirmative action are followed and documented on appropriate standard forms.

Assists in implementation of the Quality Control (QC) Program for the project.

§ Recommends QC standards for his service areas.

§ Verifies customer satisfaction and resolves complaints.

§ Conducts inspections to assure that quality and performance is in conformance with contract.

§ Implements systematic and effective operational techniques and workflow procedures that will enhance efficiency and quality. Follows up on system to verify compliance.

Performs other duties as directed or assigned.

SUPERVISORY RESPONSIBILITIES: Directly supervises all associates in the Maintenance Department. Acts as the primary on-site supervisor when needed to coordinate activities between the various departments. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training associates; planning, assigning and directing work; appraising performance; addressing complaints and resolving problems.

QUALIFICATIONS: Must have at least 5 years' experience within the past 7 years in directing personnel in accomplishing operations and maintenance of commercial facilities similar in size and complexity to the Project. As a qualified Maintenance Engineer (HVAC), must have at least 8 years within the past 10 years inspecting, repairing, installing, maintaining, and operating HVAC equipment comparable to the Project equipment. Must have experience in operation and maintenance of Building Automation Systems used for controlling, monitoring, and troubleshooting critical building systems. Must also have a solid understanding of electrical, plumbing, and structural systems. Must be able to read, write, and speak English and possess oral and written language skills necessary to communicate fluently. Must be a U.S. citizen or lawfully admitted for permanent residence as evidenced by for I-51. Must be able to pass security clearance screening.

EDUCATION and/or EXPERIENCE: High school or vocational school graduate or possession of a GED equivalency certificate preferred. Completion of formal technical training or comparable on-the-job training through an apprenticeship program required.

PHYSICAL DEMANDS: While performing the duties of this job, the associate is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The associate must frequently lift and/or move up to 50 pounds.

WORK ENVIRONMENT: While performing the duties of this job, the associate is frequently exposed to wet and/or humid conditions and moving mechanical parts. The associate is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is usually moderate.

Pay: From $75,000.00 per year
