REPORTING RELATIONSHIPS

Position Reports To: Facilities manager

Positions Supervised: NONE

POSITION PURPOSE

Responsible for general maintenance of all credit union properties. Maintains departmental records, logs, and files. Prepares reports and correspondence as needed. Maintains professional relations with vendors, suppliers, and outside contractors. Completes miscellaneous projects as assigned.

ESSENTIAL FUNCTIONS AND BASIC DUTIES

1.Assumes responsibility for the effective performance of all assigned functions.

a. Responsible for regularly inspecting credit union offices for minor repairs, i.e. replacement of light bulbs, ceiling tiles, irrigation, pressure washing, etc.

b. Responsible for general repair work as needed at all credit union offices and properties.

c. Orders and picks up keys for building doors, filing cabinets, drawers, etc. Schedules appointments to change locks as necessary.

d. Generates and tracks work orders as requested by departments. Enters work order information into computer system.

e. Calls for maintenance on vending machines, copiers, and miscellaneous equipment.

g. Responsible for relocating furniture and equipment as needed

i. Ensures established purchasing policies and procedures are followed. Submits all expenses and receipts to supervisor for approval.

j. Responsible for inspecting offices for safety/security issues and reporting to supervisor.

k. Performs courier services as needed.

2.Assumes responsibility for establishing and maintaining effective, professional business relations with vendors and service providers.

a. Resolves requests, questions, and problems promptly.

b. Assists as directed by supervisor with bidding and vendor selection.

c. Maintains the credit union's professional reputation.

3.Assumes responsibility for establishing and maintaining effective working relationships with company personnel and with management.

a. Assists and supports personnel as needed.

b. Keeps manager informed of area activities and of any significant problems.

c. Attends and participates in meetings as required.

4.Assumes responsibility for related duties as required or assigned.

a. Ensures work area is clean, secure, and well maintained.

b. Completes special projects as assigned.

c. Assists in ADA and OSHA reviews as requested.

QUALIFICATIONS

Education/Certification: High school graduate or equivalent.

Required Knowledge: Understanding of facilities policies and procedures.

Knowledge of related computer applications.

Understanding of purchasing policies and procedures.

Some knowledge of HVAC systems, electrical, plumbing, and carpentry skills.

Experience Required: One to two years of related experience preferred.

Skills/Abilities: Strong interpersonal and verbal communications skills.

Well organized and attentive to detail.

Good math skills.

Ability to effectively manage time, meet deadlines, and coordinate work functions with co-workers and vendors.

PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

CLIMBING: Including ladders, scaffolding, ramps, poles, etc.

STOOPING: Bending downward and forward at the waist. Requires full use of lower extremities and back muscles.

KNEELING: Resting on knee or knees.

CROUCHING: Bending downward and forward at the leg and spine.

REACHING: Extending hand (s) and arm (s) in any direction.

STANDING: For extended time periods.

WALKING: Especially for long distances.

PUSHING: Using upper body to press against something with steady force.

PULLING: Using upper body to draw, drag, haul, or tug objects.

LIFTING: Use of upper body and back muscles to lift objects.

FINGER DEXTERITY: Using primarily just the fingers to make small movements such as typing, picking up small objects, or pinching fingers together.

GRASPING: Using fingers and palm on an object.

TALKING: Especially where one must frequently convey detailed or important instructions or ideas accurately, loudly, or quickly.

AVERAGE HEARING: Able to hear average or normal conversations and receive ordinary information.

REPETITIVE MOTIONS: Movements frequently and regularly required using the wrists, hands, and fingers.

AVERAGE VISUAL ABILITIES: Average, ordinary visual acuity necessary to prepare or inspect documents or products or operate machinery.

PHYSICAL STRENGTH: Light work; exerts up to 20 lbs. of force occasionally and/or up to 10 lbs. frequently.

WORKING CONDITIONS

Worker is subject to changing inside and/or outside temperatures which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees).

Works both inside and outside. Subject to weather.

Frequent local travel.

MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved instructions and to deal with problems involving a few variables.

Mathematics Ability: Ability to perform basic math skills, use decimals to compute ratios and percents, and to draw and interpret graphs.

Language Ability: Ability to use passive vocabulary of 5,000-6,000 words; to read at a slow rate; define unfamiliar words in dictionaries for meaning, spelling, and pronunciation.

Ability to write complex sentences, using proper punctuation, and using adjectives and adverbs.

Ability to communicate in complex sentences; using normal word order with present and past tenses; using a good vocabulary.
