Job Description

The Maintenance Supervisor reports to the Facilities Maintenance Director and supports the Facilities Maintenance Department in the daily coordination and execution of maintenance operations for the Shadow Hills Community Association. Oversees scheduling of work assignments and work orders for the Facilities Maintenance team and ensures all community equipment, facilities, and common areas are properly maintained and operating efficiently.

Duties and Responsibilities

  • Supervise and lead a team of maintenance technicians, providing guidance, training, and support to ensure consistently high performance.
  • Assign and prioritize work orders and maintenance tasks to ensure timely and efficient completion.
  • Address staff performance issues constructively, offering coaching and corrective action as necessary to maintain departmental standards.
  • Foster a collaborative and positive team environment that encourages teamwork, accountability, and continuous improvement.
  • Develop, manage, and monitor maintenance department budgets, ensuring performance aligns with approved financial objectives.
  • Conduct regular inspections of all facilities to proactively identify and address maintenance needs.
  • Oversee preventive maintenance programs, including seasonal and routine tasks, to ensure operational efficiency.
  • Ensure proper functioning of all building systems, including electrical, plumbing, HVAC, carpentry, and painting.
  • Manage daily operations, maintenance, and administration of the pool and surrounding facility.
  • Establish and maintain appropriate inventory levels, implementing efficient re-supply procedures to ensure cost-effective availability of repair parts and maintenance consumables.
  • Ensure strict compliance with local, state, and federal safety regulations while fostering a culture of safety within the maintenance team.
  • Respond promptly to emergency situations and after-hours maintenance calls.
  • Maintain accurate records of all maintenance activities, inspections, and repairs to support accountability and auditing requirements.
  • Serve as the primary point of contact for maintenance issues, coordinating through senior technicians to streamline workflow and reduce operational bottlenecks.
  • Prepare and present regular maintenance reports, summarizing completed work, ongoing issues, and recommendations for improvements.
  • Maintain open communication with residents and staff to address concerns promptly, ensuring a safe and positive living environment.

Knowledge and Skills

  • Leadership: Proven experience in supervising a maintenance team, with the ability to lead by example.
  • Technical Proficiency: Extensive knowledge of building systems (electrical, plumbing, HVAC, carpentry, painting) and safety practices.
  • Problem-Solving: Excellent troubleshooting skills with a proactive approach to resolving maintenance issues.
  • Communication: Strong verbal and written skills to effectively interact with residents, staff, and management.
  • Organizational Skills: Ability to manage multiple tasks, prioritize work, and meet deadlines.
  • Physical Ability: Capable of lifting 50 pounds, working on ladders, and performing physically demanding tasks.

Education and Experience

  • High school diploma or equivalent required; trade school or vocational training preferred.
  • Minimum of 5 years of maintenance experience, with at least 2 years in a supervisory role.

Licenses and Certifications

  • Certifications: HVAC certification is a plus; additional certifications in building systems and pool maintenance management are highly desirable.

Wage Range: $30 - $32 per hour depending on experience.
