About

Job Overview
We are seeking a dedicated and experienced Maintenance Supervisor to oversee the maintenance operations within our properties. The position is responsible for overseeing the daily functions of the maintenance department. Manages the repairs and maintenance department in operating residencies and company properties. Ensures the housing units are kept in tenable condition and customer necessities are timely met. Coordinates with the Property Manager, Contractors, Vendors, Occupant, Facilities Management and other relevant sections in local parties to ensure all Maintenance, Repairs on Damages, Non-emergency and Emergency repairs on lease housing units are timely accomplished.

Duties

  • Supervise and coordinate daily maintenance activities to ensure optimal functioning of all equipment and facilities.
  • Receive and log all Work Orders, maintenance requests, telephone calls, e mails and in-person visits related to maintenance and repair works in operating leased residential properties and company properties.
  • Understand resident requests, concerns and comments.
  • Organize own work, sets priorities and meets critical deadlines.
  • Operate standard office equipment: computers, and telephones.
  • Collect clear and detailed description of the works and intended purpose for such maintenance
  • request so that the tenant's requirement can be satisfactorily fulfilled.
  • Figure out the mechanism to carry out the necessary repair works in a time suitable for the
  • tenants.
  • Performs maintenance and minor repairs (replacing broken switches, fixing door handles, minor
  • leaks, etc.)
  • Purchasing, stocking and replenishing maintenance supplies.
  • Creates and implements inventory control for spare parts managed by the maintenance
  • department.
  • Responsible for complying with safety regulations to avoid injury to self and others.
  • Conduct regular inspections of the properties to identify maintenance needs and ensure compliance with safety regulations.
  • Fabricate parts or components as required for repairs or upgrades to existing systems.
  • Develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of equipment.
  • Maintain accurate records of maintenance activities, including work orders, inventory, and equipment history.

Qualifications

  • Excellent verbal and written communication skills. Bilingual is a huge plus
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Strong analytical and problem-solving skills.
  • Ability to prioritize tasks and to delegate them when appropriate.
  • Ability to function well in a high-paced and at times stressful environment.
  • Proven experience in facilities management or a related field is essential.
  • Strong mechanical knowledge with the ability to troubleshoot systems effectively.
  • Strong problem-solving abilities and attention to detail.
  • Ability to work independently as well as collaboratively within a team environment.

EDUCATION AND EXPERIENCE:

  • High school diploma or equivalent preferred.
  • At least two years related experience required.

PHYSICAL REQUIREMENTS:

  • Must be able to frequently lift and/or move items over 50 pounds.
  • Must be able to stand, walk, bend, kneel, stoop, crouch, crawl and climb at various times throughout the day.
  • Vision to read printed materials and a computer screen.
  • Hearing and speech to communicate in person or over the phone.
