What is a Maintenance Technician?
This job offers a variety of tasks with focus on the maintenance and upkeep of the company's properties. The primary Maintenance Technician responsibility is to maintain the properties in market-ready condition and respond to resident requests and work orders in a timely manner. This role requires a detail-oriented individual who can perform a variety of maintenance tasks and work efficiently in all types of weather conditions.

Maintenance Technician Roles & Responsibilities
- Prepare vacant apartments to market ready condition
- Respond to resident requests and work orders promptly
- Perform on-call emergency services as required (rotation shared with other maintenance techs)
- Perform plumbing, appliance and electrical repairs, lock repairs/replacements, smoke alarm maintenance, and window/door screen repairs
- Perform preventative maintenance tasks (examples include filter changes, asset collection, HVAC coil cleaning, flushing hydrants, and garage door preventive maintenance
- Communicate maintenance concerns to Property Manager
- Maintain cleanliness of grounds and common areas
- Perform daily pool tasks (cleaning, checking water levels, maintaining chemicals)
- Proper use of maintenance materials, tools, and equipment
- Maintain professional and courteous attitude with residents and coworkers
Day-to-Day Duties & Expectations
- Prepare vacant apartments for market-ready condition
- Respond to resident requests and work orders promptly
- Perform on-call emergency services
- Conduct plumbing, appliance, and electrical repairs
- Perform preventative maintenance tasks
- Communicate maintenance concerns to Property Manager
- Maintain grounds and common areas
- Maintain clean and safe work areas
- Use maintenance materials and equipment responsibly
- Maintain professionalism in all interactions
