About the Role
We are seeking an experienced Superintendent to oversee all interior finish operations on a luxury multifamily development. This role is responsible for delivering units at the highest level of quality while maintaining schedule, coordinating finish trades, and driving the project from drywall through turnover. The ideal candidate excels in detail management, sequencing, and luxury-level QA/QC.
Key Responsibilities
Finish Trade Coordination
- Lead and coordinate all interior finish trades including drywall, millwork, flooring, painting, tile, cabinetry, countertops, doors/hardware, and MEP trim-out.
- Maintain and monitor unit-by-unit progress, ensuring quality and schedule alignment.
- Review drawings, details, and specifications to confirm accuracy before installation.
Quality Assurance & Detail Management
- Enforce luxury-level quality standards with strict attention to detail and craftsmanship.
- Conduct daily finish walks to identify deficiencies early and maintain "zero-punch" units.
- Manage mock-ups, sample approvals, and installation standards.
Scheduling & Workflow
- Develop and maintain the finish schedule, ensuring efficient trade sequencing.
- Coordinate closely with MEP and structural supers to avoid conflicts and rework.
- Manage delivery timing for finish materials, fixtures, and specialty items.
Field Leadership
- Maintain a clean, safe, and protected jobsite environment throughout interior phases.
- Hold subcontractors accountable to workmanship standards, scope, and deadlines.
- Communicate effectively with ownership, architects, and the project management team.
Turnover & Closeout
- Drive punch lists to completion across units, corridors, amenities, and common areas.
- Coordinate inspections, testing, and commissioning activities as they relate to finish work.
- Support seamless turnover to property management with minimal outstanding items.
Qualifications
- 5–10+ years of experience as a Superintendent or Assistant Superintendent with extensive interior finishes responsibility.
- Strong background in luxury multifamily, hospitality, or high-end residential projects.
- Proven ability to manage high-volume unit turnovers and multiple finish trades simultaneously.
- Exceptional eye for detail, quality, and architectural finishes.
- Strong communication, coordination, and leadership skills.
- Proficiency with construction management software (Procore, Bluebeam, MS Project, etc.) preferred.
