PHNX Development Partners is a New Jersey–based real estate development firm focused on delivering well-built, efficient housing and community projects. Since 2019, we have grown into a stable, founder-led company with a strong pipeline of municipal, affordable, and community-driven work.
We manage projects from feasibility through completion—coordinating design teams, entitlements, budgets, schedules, and field execution. We incorporate modular construction where it adds value and use modern, AI-enabled internal systems to keep our work organized, documented, and efficient.
We are seeking a high-caliber Senior Project Manager who thrives in a structured, fast-moving environment, takes full ownership, communicates clearly, and leads with confidence from entitlement through occupancy.
This role requires decisiveness, maturity, and a high sense of accountability. If you prefer slow-moving structures, layers of approval, or rigid corporate environments, this is not the role. You will have real support: you will work closely with our Project Manager, our Construction Managers (who run day-to-day field operations), our VP of Construction (technical and constructability guidance), and the founding partners on key decisions.
PHNX has recently closed several larger projects entering pre-construction. The next few months will focus heavily on pre-con activities, with construction activity increasing in Q This provides a clear runway to learn our systems, understand the pipeline, and take ownership before projects move into active construction. This is a long-term strategic role; we do not hire or release based on short-term pipeline fluctuations.
Responsibilities
- Lead the full project lifecycle from feasibility through CO.
- Oversee entitlements, subdivision, site planning, engineering coordination, and municipal approvals.
- Coordinate design teams and, where applicable, modular manufacturing deliverables, specifications, and plan sets.
- Manage bidding, subcontractor negotiations, and contract execution.
- Drive project budgets, cash flow, cost reporting, and monthly forecasts.
- Develop and maintain project schedules and critical paths.
- Administer RFIs, pay applications, compliance processes, and construction documents.
- Provide clear field–office coordination in partnership with the Construction Manager.
- Collaborate with the VP of Construction on constructability, sequencing, and technical issues.
- Represent PHNX professionally in all external communications with municipalities, partners, and consultants.
Qualifications
- 8+ years of ground-up development or construction experience.
- New Jersey project experience strongly preferred.
- Strong financial acumen (budgets, cost control, basic pro forma awareness).
- Demonstrated leadership across internal and external teams.
- Ability to operate independently and make clear decisions without handholding.
- Comfort working within structured, tech- and AI-enabled project management systems.
- Excellent written, verbal, and organizational communication skills.

Compensation and Benefits
- $130,000–$160,000 based on experience.
- Annual performance-based bonus.

Pay: $130, $160,000.00 per year
