The Senior Property Manager (SPM) is responsible for leading the full operational and financial management of assigned condominium corporations. Reporting directly to senior leadership, the SPM provides expert guidance to Boards, ensures regulatory compliance, and oversees all site staff, contractors, and service partners. This role requires strong leadership, technical building knowledge, superior customer service, and advanced financial accountability.


Key Responsibilities

Board Governance & Leadership

· Serve as the primary advisor to Boards on governance, planning, and decision-making.

· Prepare and present management reports, financial updates, and operational recommendations.

· Coordinate Board and owners’ meetings, ensuring compliant notices, documentation, and minutes.

· Maintain strong communication and foster trust through proactive updates and responsiveness.


Building Operations & Maintenance

· Develop and oversee preventative maintenance plans, vendor performance, and capital projects.

· Conduct regular site inspections, addressing deficiencies promptly.

· Respond to emergencies and ensure emergency procedures remain current and effective.

· Ensure compliance with Fire Code, Building Code, Occupational Health & Safety Act, AODA, and all related legislation.


Financial Management

· Review monthly financial statements, reserve fund activity, and variance explanations with Boards.

· Develop annual operating budgets and long-term planning for reserve fund expenditures.

· Ensure accurate processing and allocation of expenses, including PO approvals.

· Monitor arrears and oversee collection enforcement in accordance with established policies.


Administration & Compliance

· Maintain proper records per the Condominium Act, including owner and corporation documentation.

· Prepare and issue status certificates and required compliance forms.

· Support the development and enforcement of condominium rules, policies, and procedures.

· Ensure insurance coverage is appropriate and claims are managed effectively.

· Maintain confidentiality and professionalism in handling sensitive matters.


Team Management

· Supervise and coach Assistant Property Managers, administrative staff, and onsite personnel.

· Support training, performance management, and development of team members.

· Promote a collaborative, accountable, and service-focused work environment.


Qualifications & Requirements

· Minimum 5 years of direct condominium management experience with full portfolio responsibility.

· CMRAO General Licence required.

· RCM designation considered a strong asset.

· Proficiency in Yardi, Condo Control, BuildingLink, and MS Office suite.

· Strong financial literacy including budgeting, variance management, and reserve planning.

· Excellent written and verbal communication skills tailored for Boards and residents.

· Proven ability to lead staff, manage contractors, and oversee major operational activities.

· Highly organized with the ability to manage competing priorities and deadlines.


Work Location: Assigned condominium sites within the GTA

Reports To: Director / Senior Leadership – Forest Hill Residential
