About the Role 

We are seeking a high-achieving, organized and results-driven individual to join our real estate development team in an entry-level role supporting the Vice President, Development. This position offers strong exposure to all facets of the real estate development lifecycle — from feasibility and acquisition through design, entitlement, construction, lease-up, and asset management. 

The successful candidate will play a key role in supporting project coordination, documentation, and communication across multiple development and corporate functions, contributing to the growth and operational excellence of our dynamic organization. 

Key Responsibilities 

Development Management Support 

  • Support the VP, Development in reviewing potential development opportunities by assisting with pro forma modeling, cash flow analysis, and due diligence coordination. 
  • Track and maintain key development documentation for both prospective and active projects. 
  • Assist in the oversight of the external consultant team by tracking and monitoring consultant deliverables. Ensure the consultant log-book is kept up to date and accurate.
  • Assist in the review of project drawings, designs and technical documentation, and coordinate review of the same with internal stakeholders. 
  • Assist in the preparation and management of zoning, development, building permit and entitlement submissions, including preparing cost and fee estimates and tracking submissions through the approval process.
  • Prepare applications and submission packages project insurance policies, and assist with general administration.
  • Manage drawing logs, transmittals, and change order tracking. 

Project Administration & Communication 

  • Attend development and corporate meetings, prepare minutes, and follow up on action items, as appropriate. 
  • Ensure rigorous file and version control across internal project files, using company protocols. 
  • Liaise with internal and external stakeholders as required to support project execution and company function. 
  • Assist with invoice review, contract tracking, and budget monitoring. 

Market & Operational Analysis 

  • Conduct research on competitive developments, local market conditions, and real estate trends as required 
  • Track and report on lease-up performance of new developments, comparing against underwriting expectations. Assist the VP Development in engaging and onboarding property managers as project approach substantial completion. 

Corporate & Asset Management Support 

  • Assist in the asset management of income-producing properties, including rent roll analysis, cash flow monitoring, site tours, insurance policies, and loan compliance. 
  • Support preparation of annual operating budgets in collaboration with property managers and accounting staff. 

General 

  • Uphold and represent the company’s high standard of professionalism and excellence. 
  • Foster strong relationships with internal teams and external partners. 

Qualifications 

  • Post-secondary education in real estate, business, planning, or related field. 
  • Relevant experience in real estate development, planning, or project coordination is considered an asset but not necessary. 
  • Excellent organizational skills with strong attention to detail and ability to prioritize responsibilities. 
  • Team player who prioritizes the group's success
  • Strong analytical, inter-personal, and problem-solving skills. 
  • Proficiency with MS Excel, Word and Adobe Acrobat preferred. 
  • Clear communicator, capable of preparing well-written reports and correspondence.
