Black & McDonald's Facilities Maintenance team is growing If you are a committed and collaborative professional looking to contribute to a hard-working, innovative team, this opportunity is for you. We're seeking a Mobile Building Operator who will be responsible for both building maintenance and landscaping duties, with approximately 70% of the role focused on landscaping work around GTA during the summer months (April–November).

Key Duties and Responsibilities

Landscaping Duties (April–November)

  • Grass Cutting: Mow all designated grassy areas regularly to maintain a neat appearance; edge along sidewalks, curbs, and structures as needed.
  • Fence Line Maintenance: Trim vegetation along fence lines to prevent overgrowth; remove debris or obstructions near fences.
  • Tree and Shrub Care: Trim trees and shrubs to maintain clear sightlines and prevent interference with range operations; remove dead or hazardous branches promptly.
  • Ground Cleanup: Collect and dispose of fallen branches, leaves, and other debris; maintain clear access paths for vehicles and personnel.

Winter Duties (December–March)

  • Snow Plowing: Plow all access roads, parking lots, and operational areas promptly after snowfall; ensure safe passage for vehicles and emergency access.
  • Salting and De-Icing: Apply salt or other de-icing agents to roads, walkways, and high-traffic areas; monitor conditions and reapply as necessary.
  • Snow Removal from Critical Areas: Clear snow from entrances, gates, and emergency exits; maintain visibility of signage and safety markers.

General Building Maintenance

  • Conduct routine property and site inspections and perform maintenance as required.
  • Complete preventive/demand maintenance tasks (chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment).
  • Inspect, operate, maintain, and repair boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety systems, etc.
  • Monitor electrical power distribution systems and building automation systems; respond to alarms expeditiously and methodically.
  • Perform minor repairs: replace washers/faucets; clear sinks, toilets, and drains; replace pumps/motors; reset breakers, etc.
  • Ensure all equipment is operated safely and efficiently and in compliance with applicable codes and regulations.

Education & Experience Requirements

  • Knowledge and understanding of HVAC, Plumbing, Electrical systems, and BAS.
  • 3–5 years' facilities maintenance and operations experience.
  • Previous landscaping experience is an asset.

Skills, Abilities, and Other Requirements

  • Ability to operate landscaping equipment (mowers, trimmers, blowers) safely and efficiently.
  • Excellent customer service skills to ensure client requests are handled professionally and promptly.
  • Must be able to work in varying outdoor conditions, confined spaces, and/or at heights.
  • Physical ability for bending and lifting (under 30kg).
  • Valid G driver's license required.
  • Must obtain and maintain necessary security clearance (includes a 5-year background check).
