Maintenance Technician

We are currently seeking an experienced Maintenance Technician with strong HVAC skills to join our Decatur, GA, community team.

Position Summary
As the HVAC Specialist, you'll play a key role in maintaining the comfort and functionality of our apartment homes and community spaces. You'll handle HVAC repairs and maintenance, assist with general property upkeep, and ensure that service requests are completed efficiently and with care.

Key Responsibilities

• Inspect, diagnose, and repair heating and cooling systems throughout the property.
• Perform routine maintenance, including filter changes, coil cleaning, and thermostat inspections.
• Respond promptly and courteously to resident maintenance requests.
• Handle minor electrical, plumbing, and mechanical repairs as needed.
• Support apartment turns by performing tasks such as painting, carpentry, and appliance maintenance.
• Maintain proper documentation of work orders and service activities in property software.
• Ensure compliance with EPA regulations and safe refrigerant handling procedures.
• Participate in the on-call rotation for after-hours maintenance emergencies.

Qualifications

Required:

• Minimum of 2 years of HVAC service experience in residential or multifamily housing.
• EPA Section 608 Certification (Type II or Universal).
• Valid driver's license and reliable transportation.
• Ability to read schematics, use diagnostic tools, and perform repairs accurately.
• Strong attention to detail and excellent customer service skills.
• Capable of lifting up to 50 lbs, climbing ladders, and working in tight spaces.

Preferred:

• HVAC trade school certification or equivalent technical training.
• Georgia Conditioned Air Contractor license or in progress.
• Knowledge of plumbing, appliance repair, and building automation systems (BAS).
• OSHA 10 safety certification.

Schedule

• Day shift, Monday–Friday
• Rotating on-call schedule for evenings and weekends
