Summary of Function:
Under the direction of the Regional Manager, the Regional Maintenance Manager is responsible for overseeing and coordinating all maintenance activities to ensure the property operates safely, efficiently, and in compliance with all regulatory standards. This role includes managing a comprehensive preventative maintenance program aimed at reducing equipment downtime and extending asset life. The Regional Maintenance Manager ensures strict adherence to fire safety regulations and codes, as well as compliance with Electrical Safety Authority (ESA) and Technical Standards & Safety Authority (TSSA) requirements. The Regional Maintenance Manager serves as a key point of contact for inspections, repairs, and emergency response, providing leadership and technical expertise to maintain a safe and well-functioning property environment.

Major Responsibilities

Administration

  • Complete inspection forms and maintenance requests accurately and promptly.
  • Order parts, equipment, and supplies promptly as needed.
  • Maintain property inventory and detailed stock control records.
  • Communicate regularly with the Regional Manager regarding supply needs and requisitions to ensure adequate inventory levels.

General Maintenance

  • Perform mechanical and electrical repairs in common areas, hallways, stairwells, garages, airlocks, storage rooms, moving rooms, mail rooms, laundry rooms, and exterior areas.
  • Monitor, inspect, and maintain equipment and systems to ensure optimal operation.
  • Maintain accurate records and update work orders regularly.
  • Identify, assess, and provide recommendations on potential future capital projects and major repairs to proactively address building infrastructure needs before issues escalate.

Fire Logs & Safety

  • Investigate, document, and maintain all fire log requirements (daily, weekly, monthly).
  • Assist with annual fire inspections and contractor coordination.
  • Report any observed deficiencies immediately to the Regional Manager.

Specialized Areas (If Applicable)

  • Compactor Room:
    Assess and repair mechanical deficiencies.
  • Elevators:
    Inspect elevator systems regularly to ensure proper operation, identify and report any deficiencies, and verify compliance with safety regulations and licensing requirements for each elevator cab.
  • Garage & Airlocks:
    Maintain garage doors, mechanical systems, ramp heating, fan timers, CO detectors, condensers, and sump pumps.
  • Mechanical Rooms:
    Report deficiencies and maintain ventilation and electrical systems.
  • Laundry Rooms:
    Maintain ventilation systems, ensure lint-free environment, and assist with laundry equipment troubleshooting.
  • Fire Safety & Compliance:
    Assist with fire prevention inspections and fire log documentation; ensure compliance with Fire Code, ESA, and TSSA standards.

General Responsibilities

  • Maintain strict custody and security of master keys, adhering to all related policies and procedures.
  • Maintain thorough knowledge of emergency procedures, contacts (internal and external), and protocols related to the building.
  • In the absence of the Regional Manager during an emergency, assume full responsibility for coordinating the emergency response, contacting appropriate personnel, and ensuring follow-up until resolution.
  • Assist Superintendents as needed with managing and reducing backlog of maintenance work orders, and identifying training needs to support staff development.
  • Oversee recurring work orders and preventative maintenance logs, schedules, and requirements.
  • Provide maintenance training to Superintendents in an effort to reduce costs.
  • Set up and facilitate onboarding for all new Superintendents/Maintenance Site Staff.

Qualifications (Preferred)

  • Proven experience in preventative maintenance and property systems management.
  • In-depth knowledge of fire safety regulations, Electrical Safety Authority (ESA), and Technical Standards & Safety Authority (TSSA) compliance.
  • Post-secondary education or formal technical training in engineering, mechanical systems, electrical systems, or related fields.
  • Strong troubleshooting and diagnostic skills with mechanical and electrical equipment.
  • Excellent organizational and leadership abilities.
  • Experience managing capital improvement projects including budgeting, scheduling, and contractor coordination.
  • Proficiency in data analysis, reporting, and use of computerized maintenance management systems (CMMS) for tracking maintenance performance.
  • Licensed professional designation preferred (e.g., Professional Engineer (PEng), HVAC certification, or equivalent).
  • Professional certifications such as Maintenance Management Professional (MMP), Certified Maintenance Manager (CMM), or Certified Property Manager (CPM) considered an asset.
  • Advanced technical skills in HVAC, plumbing, electrical systems supported by relevant certifications.
  • Knowledge of environmental health and safety regulations and related certifications is an asset.
  • Valid driver's license and vehicle.

  • Proficient in Microsoft Office Suite (Word, Excel).
  • Mechanical and electrical expertise.
  • Fire Code knowledge.
  • Highly organized and able to manage multiple tasks.

Work Conditions

  • Willingness and ability to work extended hours as required.
  • Frequent travel to sites within Central Ontario required.
