About The Role

As the Property Manager, you will be responsible for driving the financial performance, operational excellence, and resident satisfaction of Bosa Properties' rental portfolio. You'll lead a team of Community Managers and site staff, ensuring that every property delivers a consistent, high-quality living experience while achieving portfolio-wide financial and operational goals.

This role is ideal for a strategic and hands-on leader who thrives in a fast-paced environment, brings structure and consistency to operations, and is passionate about elevating both team and resident experiences.

What You'll Do

  • Lead day-to-day operations across the residential rental portfolio, ensuring alignment with financial targets and company standards.
  • Achieve or exceed key financial metrics, including occupancy, NOI, and delinquency targets.
  • Streamline and standardize operational processes, implementing portfolio-wide SOPs to improve efficiency and consistency.
  • Oversee vendor and contractor relationships, including negotiating key contracts (e.g., Security and Waste Removal) to ensure quality and cost effectiveness.
  • Maintain compliance with all regulatory and maintenance standards while mitigating operational risks.
  • Provide portfolio-level insights and annual strategies to optimize revenue, reduce OPEX, and enhance operational performance.
  • Lead annual budgeting, forecasting, and portfolio reporting, ensuring accuracy and actionable insights.
  • Leverage technology and automation to improve accuracy, efficiency, and service delivery.
  • Foster high-performing site teams through regular coaching, quarterly performance reviews, and professional development initiatives.
  • Champion resident satisfaction by launching feedback initiatives and ensuring timely follow-up and service delivery.

What You Bring

  • 5 years of progressive experience in residential property management or real estate operations, with proven success overseeing multi-site portfolios.
  • Strong financial acumen with experience managing budgets, forecasts, and portfolio performance metrics.
  • Demonstrated ability to develop and implement standardized processes and operational improvements.
  • Experience negotiating and managing vendor contracts to balance quality and cost efficiency.
  • Skilled in using technology to automate workflows and drive operational efficiency.
  • Excellent leadership and people management skills with a track record of developing engaged, high-performing teams.
  • Strong communication and relationship-building abilities across all levels of the organization.
  • A proactive, analytical mindset with the ability to turn data into strategic insights and action.
  • Commitment to delivering exceptional resident experiences and fostering a culture of accountability and service excellence.
